Job Description

We are looking for a Maintenance Technician to work at our family run retirement home. The ideal candidate should have some basic understanding of plumbing in particular, but help and training will be available. The ability to work independently is a must as well as being able to keep mandatory checks up to date and recorded. Below is the job description;

Maintenance Technician



Purpose of Role:

To promote Albion Lodge's ethos of looking after residents as we would a member of our own family through the provision of a high-quality environment that is well-maintained and meets all health and safety requirements. This will require a person who enjoys responsibility and is able to work independently as well as in a team.

Overall Key Responsibilities

To undertake repairs and maintenance duties in accordance with contracts, service specifications and service schedules. This includes responsibility for the Health & Safety checks, reviews and audits, ensuring that they are completed and certificated in a timely manner. To maintain accurate and appropriate records of all maintenance and repairs. To proactively maintain the physical environment of Albion Lodge to a high standard through the development of a maintenance schedule in conjunction with the General Manager. This includes checking for lightbulbs, decor, wear, and tear on carpets, etc., and repairing or replacing them. To ensure the decoration is kept to a good standard- this includes all paint work as well as carpet cleaning. To complete regular checks such as fire testing, nurse call systems, etc., as scheduled and record results to ensure that Albion Lodge is compliant with current legislation. Also, be the named fire warden. To maintain the heating systems, including Biomass, District Heating, water, solar, and gas boilers, ensuring their smooth running. This also includes keeping all records of testing and maintenance up to date. To contact, organise, and liaise with contractors in conjunction with the General and Care managers, ensuring that they complete work and sign for it accordingly. To be responsible for managing small build projects from the plan with the help of Care Manager/Directors. To act on the daily maintenance list and ensure all jobs are completed in a timely fashion and signed off, and call upon outside contractors as needed, such as 'PestoKill' To carry out tasks for residents and their families as requested, such as putting up pictures and altering rail heights, and record actions taken for efficient invoicing as appropriate. That the ordering of maintenance consumables, such as light bulbs etc., is done in a timely manner to ensure the smooth running of the home. Take part in staff and residents' meetings and in training as directed. To proactively maintain the outside areas and assist the gardener as needed. Ensure tools and equipment, including house vehicles, wheelchairs, and other aids are maintained in good condition. To maintain the tidiness of the workshop and stock levels. Such other duties as may be required for the upkeep physical environment of Albion Lodge to a high standard. Maintain the works vehicles and help with the occasional transportation of Residents and materials Ensure the bin areas are kept clean & tidy and that bins are ready for collection on time.

Qualifications & Experience Required

Experience in working in a maintenance role would be advantageous, as well as the desire to gain qualifications appropriate to the post.

Mechanical Engineering skills in Plumbing and Heating are also desirable.

Practical skills in identifying and carrying out minor repairs are essential.

Basic understanding of Health and Safety Legislation is essential.

The desire to gain further qualifications appropriate to the post is essential.

Full driving License.

Competence:

The employee is responsible for limiting their actions to those that they feel competent to undertake. If in any doubt, refer to the line manager or a senior member of staff on duty.

Infection control:

Employees must accept personal responsibility and accountability for infection prevention and control practices.

Training:

All staff must undertake annual mandatory training, which includes:

1. Fire Training

2. Moving & Handling

3. Infection Control

4. Health & Safety

5. COSH

6. Any training pertinent to the role.

Risk Assessment:

The post involves manual handling activities and exposure to other dangers.

The days we would like covered are Monday to Friday from 8.30-3.30pm and Saturday 9-12pm
