Maintenance / Handyman (driver's licence essential)

Our nursing home in Warmley, Bristol is looking for a Maintenance Operative to carry out repairs and daily general maintenance of the premises and grounds. Keeping all in working order and redecorated where required. Working knowledge and management of the Health & Safety regulations is expected.

Essential Qualities:



General maintenance knowledge or experience, e.g. minor electrical, decorating, plumbing, joinery work Ability to work to tight deadlines Good communication skills Confident team player Ability to manage pressure and conflicting demands, and to prioritise tasks Clean driving license Use of a car or similar vehicle Ability to organise personal time and workload Willingness to receive training on current health and safety/EHO issues Satisfactory DBS check, if applicable.

Desirable Qualities:



Understanding of central heating systems, laundry equipment and hot- and cold-water systems Knowledge of current health and safety regulations.

Purpose of Job:



To be responsible for the maintenance of the interior and the exterior of the home and its grounds; duties will include the following

General Maintenance:



To report any known defects to appliances, damaged furniture or equipment, and any other potential hazards to the home manager, who will advise accordingly To assist in the general repair and maintenance of the home both externally and internally to promote effective operation and service To carry out decoration as and when required to maintain the standard of the home To test the fire alarm system and log the results weekly; to check call points, fire exits, door-retaining devices and fire emergency lights, as specified in organisation procedures To ensure all ventilation units and lights are kept clean; to replace any defective light bulbs or diffusers To be responsible for the general oversight of the heating, lighting and use of water at the home To keep a "maintenance book" in which defects are recorded by staff members; to use this book to effect repairs or replacements daily To be responsible for maintaining stores, equipment and tools To assist with or supervise deliveries to the home; to closely monitor delivered goods.

Communication:



To liaise with the home manager regarding maintenance work to be carried out To participate in staff and client meetings as required. To liaise with the director on refurbishment plan.

Training and Development:



To attend mandatory training days or courses (on or off site) as and when required To maintain professional knowledge and competence.

Health and Safety:



To ensure that chemicals and equipment are used correctly and safety procedures is adhered to at all times To ensure that paints and varnishes are used and stored only in accordance with the manufacturer's instructions To ensure that areas in which any painting or varnishing work is being done are well-ventilated and safe for clients, visitors and staff members To report immediately to the home manager or person in charge any illness of an infectious nature or accident incurred by a client, colleague, self or another To understand and ensure implementation of the home's health and safety, infection control and hygiene policies, and the emergency and fire procedures To promote safe working practice in the home.

General:



To contribute to the safeguarding of adults by being aware of your role in relation to the home's Safeguarding Adults Policy; taking steps to protect residents from any form of abuse or neglect; and using the appropriate reporting mechanisms to inform the home's management of any concerns To adhere to all new initiatives and to any changes in existing local and central government initiatives as and when they are implemented To inform the home manager or person in charge of any visit to the home by contractors; to record such a visit in the appropriate file To undertake driving duties if required To promote and ensure the good reputation of the home To ensure that all information of a confidential nature gained in the course of duty is not divulged to third parties To notify the home manager or person in charge as soon as possible of your inability to report for duty and also of your return to work from all periods of absence To ensure the security of the home is maintained at all times To adhere to all organisation policies and procedures within the defined timescales To ensure the workshop is clean and well-maintained To carry out any other tasks that may be reasonably assigned to you To be available for advice or action in emergencies that may arise out of hours, unless there are circumstances that make this impossible Where a 'fault' cannot be rectified, to provide details of the fault to the home manager or director as soon as possible so that services are not disrupted for lengthy periods and so appropriate instructions can be given regarding the action to take.
