We are looking for an experienced Surveyor to join our growing team based either in our Wakefield or Midlands office. The appointment will also include departmental management responsibilities which would further develop into a commercial management role as the business grows.
Introduction to the job role
As a key influential member of the commercial team, the Surveyor will be commercially responsible for multiple housing developments from cradle to grave. Several developments are allocated to each surveyor to oversee with responsibilities including, preparation of the site commencement budget, subcontract procurement and payments, financial forecasting throughout the life of each development and then onto site close-down including final account preparation and arrangement of all adoption works.
Key Responsibilities
Assist Land Department with abnormal cost information as and when required.
Produce site commencement budget in line with agreed timetable.
Monitor and manage the financial position of each allotted development through the monthly valuation & forecast process.
Creating and maintaining meticulous cost reports and records to aid accurate reporting for valuation purposes.
Identification, sourcing, and negotiation with subcontract trades through a competitive tendering process.
Scheduling, analysing, and placing of subcontract orders, in line authorisation limits whilst demonstrating efficient cost control.
Achieving best value for the business while demonstrating a high degree of cost control.
Internal and External stakeholder engagement to ensure great working relationships are present within the organisation.
Hold regular site subcontractor meetings both on site and off site.
Assist in the labour only and subcontract approval process.
Authorisation of all small works orders and daywork claims made.
Ensuring compliance of all commercial standing orders & company procedures.
Achieve payment deadlines and honouring of all other contractual obligations.
Subcontract account administration.
Prepare cash flow documents as required.
Visibility on site to aid the mitigation of overspends whilst providing support to the site teams in relation to all subcontractor accounts.
Rallying the support of other department figures to help drive efficiencies and better practice at site level and in the office.
The ideal candidate
The position would suit someone who has previous experience of this role and relishes a hands-on approach in a fast-moving environment.
Can think creatively with an enterprising spirit, while striving for further personal and business success.
Able to take off and schedule house type designs from working drawings and devise price schedules.
Have broad commercial knowledge and existing subcontract base in Yorkshire or the Midlands.
Ability to work closely with all other departments including Technical and have a desire to question and value engineer projects.
Is highly organised and can prioritise own workload while assessing the ever-changing needs of the business.
Will ideally be a proficient user of all Microsoft applications, in particular Excel.
Confident in making frequent visits to site to support all site teams.
