We are looking for a reliable and organized Materials Coordinator to support our property renovation projects. You'll be responsible for collecting materials from suppliers and ensuring they are delivered to the correct properties in time for scheduled works. This role is key to keeping our projects running smoothly and on time.

Responsibilities



Collect building materials from local suppliers (B&Q, JT Atkinson, MB, etc.) Deliver materials to vacant renovation properties across North East - mainly within a 1 hour radius of Middlesbrough. Use checklists to ensure all materials are accounted for Communicate with the renovation team to understand daily/weekly priorities Take photos or notes to confirm delivery and placement Track and return unused or incorrect materials when needed Keep records of fuel, receipts, and mileage (if using own vehicle) Maintain light inventory of frequently used materials. Conduct property inspections, primarily in vacant properties but also in tenanted properties as required. Open and inspect newly purchased properties, conducting initial assessments and preparing job sheets for contractors. Plan, prioritize, and coordinate maintenance work to ensure timely and cost-effective property readiness. Work closely with contractors to ensure work is completed to high standards and within budget. Deliver materials to sites when necessary. Conduct full property inspection reports with attention to detail. Understand and apply landlord and tenant liabilities and obligations in property management while doing tenanted property inspections. Handle meter readings and basic utility management. Perform admin tasks related to inspections, contractor coordination, and reporting. Use our internal property management software (training will be provided). Health and Safety spot checks
Attending properties with escalated maintenance issues and manage tenant expectations.

Requirements



Full UK driving licence (clean) Own vehicle suitable for carrying materials. Reliable, punctual, and able to work independently Physically fit (lifting/handling materials required) Comfortable using smartphone for messages, photos, and spreadsheets

- be able to effectively and confidently use Word/Excel/PowerPoint packages

- be able to work with a diverse range of people professionally?and communicate verbally and in writing to an excellent standard with a high level of attention to detail

- be able to manage multiple tasks, track tasks and deliver results in a timely manner

Site Experience

- Previous experience working on-site with contractors is essential.

Property Sector Knowledge

- Understanding of landlord-tenant obligations and liabilities.

Budget Management

- Ability to work within budgets and ensure cost-effective property maintenance.

Attention to Detail

- Ability to conduct thorough property inspections and create comprehensive reports.

Commercial Mindset

- Capable of making cost-effective and practical solutions to management.

Driving License

- Required to travel between properties and deliver materials when needed.
