Job Overview


We are seeking an experienced

Mechanical Project Manager

to lead and deliver high-quality mechanical services installations on Cat A (base build/landlord) and Cat B (tenant bespoke) office fit-out projects. From initial design coordination through to commissioning, handover, and defects rectification, you will ensure projects are completed safely, on time, within budget, and to the highest standards.

Key Responsibilities



Lead mechanical services packages on Cat A (raised floors, suspended ceilings, basic HVAC distribution, lighting/power infrastructure) and Cat B (customised layouts, partitions, enhanced comfort cooling, specialist systems, and tenant-specific modifications) fit-out projects. Develop and manage detailed project plans, including scope definition, mechanical design review, programme scheduling, resource allocation, and risk management. Coordinate closely with design teams, M&E consultants, architects, main contractors, subcontractors, and clients to align on deliverables and resolve technical clashes (e.g., via BIM coordination). Oversee procurement, installation, testing, and commissioning of mechanical systems, ensuring compliance with building regulations, BCO standards, and sustainability targets. Chair and lead regular progress meetings, track performance against KPIs, identify/mitigate issues early, and implement corrective actions. Produce clear, concise reports and dashboards for stakeholders on project status, financials, mechanical progress, and handover readiness. Ensure full compliance with health & safety regulations, quality standards, and environmental best practices throughout the project lifecycle. Mentor junior engineers and site teams, promoting best practices in mechanical design, installation, and fit-out delivery.

Required Skills & Experience



Proven track record as a Mechanical Project Manager delivering Cat A and/or Cat B office fit-outs (ideally 1M-15M+ projects) in commercial environments. Strong technical knowledge of building services systems (HVAC, ventilation, chilled water, VRF, plumbing, BMS integration) and their adaptation from Cat A base build to Cat B customisation. Experience with BIM tools (e.g., Revit, Navisworks) for clash detection and coordination in fit-out projects. Excellent leadership and team management skills, with experience directing diverse subcontractors and site teams. Outstanding communication and stakeholder management abilities (verbal, written, and presentational). Strong problem-solving skills, attention to detail, and ability to prioritise under pressure in live/fast-track fit-out programmes. Relevant qualifications (e.g., degree/HNC in Mechanical Engineering/Building Services, or equivalent experience) and professional memberships (CIBSE, IMechE, or similar) preferred.
