OVERALL AIM OF THE JOB:


To work as part of the team providing general improvements, maintenance and repairs to Cornerstone's properties in an efficient and effective manner, achieving high levels of customer satisfaction.

MAIN TASKS:


i) Carrying out a variety of improvements, maintenance and repairs works to Cornerstone homes and property
ii) Implementation of Cornerstone's health and safety policies and procedures
iii) Promotion of Cornerstone's values and high levels of customer services

DELEGATED AUTHORITY:


To order materials or services necessary for carrying out your duties, always in accordance with specified procedures and financial limits.

JOB ACTIVITIES:



1. Trade tasks



1.1 Carry out the duties of a multiskilled operative using specialist knowledge and experience of at least one core trade (i.e. carpentry, plumbing, painting, etc), together with a working knowledge and understanding of other building maintenance trades.

1.2 Keep yourself updated in your own field of expertise, work in accordance with best practice, carry out work as instructed, and follow any guidance from your manager. Where this requires registration or training this will be provided in consultation with your manager.

1.3 Undertake other trade activities deemed to be within your abilities as instructed by your manager or other senior members of staff.

1.4 Work between all Property Service Team's as required by your manager or other senior member of staff.

1.5 Ensure that mobile working practices are followed and the device is used as instructed. This includes the completion of electronic timesheets and material order forms, adding notes to all jobs detailing the work done and any updates.

1.6 Carry out emergency repairs within the target timescale. Make Safe: to record the time an emergency repair has been made safe in the appropriate section on the mobile device and if this is not available to communicate the information back to the office team. If a follow up visit is required, communicate with the customer and report back to the office team all appointment requirements. Enter Make Safe details to all emergency jobs.

1.7 Manage your workload including reactive maintenance and report performance issues to your supervisor.

1.8 Ensure customer appointments are kept to time and communication is maintained with the customer at all times.

1.9 Support other team members wherever possible to keep the customer at the forefront of your role.

2.

Health and Safety


2.1 Carry out work in accordance with the Health and Safety at Work Act 1974. Adhering to CDM2015, building regulations, and all related health and safety legislation and guidance and to the requirements of Cornerstone's policies and procedures.

2.2 Ensure all Health & Safety requirements are adhered to in relation to carrying out works, such as specific and appropriate job risk assessments.

2.3 Be aware at all times, of the need to adapt a safe system of work in carrying out all duties so as to provide for your own safety and the safety of other employees, customers and members of the general public.

2.4 Ensure that you familiarise yourself with Cornerstone's COSHH register and that it's contents are observed and applied at all times.

2.5 Report all incidents, accidents and near misses to your supervisor at the earliest opportunity and record details of such incidents in the accident book provided.

2.6 Ensure that all personal protective equipment (PPE) issued to you is kept and stored in good condition and available for inspection when asked. Ensure that it is worn or used at correct times, this includes the correct use of a lone working device where provided.

2.7 Bring any health & safety matters of concern to the immediate attention of your manager.

3.

Control of stock and equipment


3.1 Keep any vehicle assigned to you in a clean and tidy condition and available for inspection at any time. Report any maintenance issues or damage to your manager at the earliest opportunity and follow Cornerstone's policies and procedures in relation to driving a company vehicle.

3.2 Manage and be responsible for any van stock assigned to your vehicle.

3.3 Keep materials usage to a minimum consistent with required quality standards, obtaining approval whenever any substantial variation from orders is required.

3.4 Order materials from approved suppliers for jobs which need a follow up visit due to not having the availability of van stock. Ensure that an advice note/collection note is obtained for any materials purchased/delivered and notes recorded on the mobile device.

3.5 Ensure that the storage areas and vehicles are kept tidy and locked at all times when unattended.

3.6 Ensure all loose tools and equipment are maintained in good working order, and where required serviced regularly, in accordance with the Cornerstone's policies. Bring any defective materials or equipment to the attention of your supervisor.

4.

4.10 Keep all duties of the post-holder under review and make recommendations for any improvements in policies and procedures to your line manager.

4.11 Occasional after hours work may be required within the scope of the role.

4.12 Any other duties appropriate to your position as may be identified from time to time.

PERSON SPECIFICATION -



Basic Eligibility (Any offer of employment will be conditional on you satisfying these requirements)



Right to work within the United Kingdom. Satisfactory Basic DBS check Two references (one must be current or most recent employment)

Qualifications



Good basic level of numeracy, literacy & IT skills Construction / Carpentry / Plumbing or NVQ or other related qualification

Experience & knowledge



Previous knowledge of the building industry, particularly property maintenance in occupied homes experience High level of health and safety awareness Knowledge of building related defects and remedial actions Knowledge of statutory legislation in regards to building safety including but not limited to: Fire, Water, Asbestos, Radon, Lifts, Gas, Electrical. Experience working to policies and procedures Positive approach to engaging with customers Ability to follow instructions and work as part of a team Knowledge of data protection principles Experience within the social housing sector in a housing or property related maintenance role

Normal Hours of Work -

The normal working week is 39 hours. No weekend work or overtime required.

Salary -

Up to 35,210.44 depending on experience
