WHAT IS THE OPPORTUNITY
Our current incumbent is retiring, so we have a great opportunity for someone new to come in and redefine this role. To take responsibility for the maintenance of our property portfolio. We have a cluster of 17 properties in Mitcham CR4 and 6 in Ealing W5 - each site has parking for you and a store-room and small workshop. We can provide a car if you need to get from site to site - approximately 70% of the time in Mitcham, 30% in Ealing.
YOUR ROLE
1 - First responder. To issues raised online by our tenants. Initial contact by WhatsApp, followed up by a visit. If easy and within your skill set, we try to fix within 24-48 hours. Typically appliances not working, boiler errors, blocked drains. If more complicated, then liaise and use other specialists - typically calling in a plumber. Most times this can all be sorted within the working week. There are occasional overnight and weekends, but these are really rare. We'll pay overtime for your effort.
2 - General maintenance. To keep our properties in tip-top condition. You will work with our architect/owner to carry out regular maintenance and property improvements. This generally means painting windows and exteriors, checking roofs and gutters, maintaining the landscaping, and ensuring that the usual things like gas certificates, EICRs and EPCs are done.
3 - Change-over. Our tenants love staying in our properties, but from time to time change-overs do occur. Generally this just means redecoration, flooring and interior cleaning, and minor decorative repairs.
4 - Refurbishment. Our architect is a design-focussed guy who likes to make sure we deliver great properties to our tenants. So every year or so we also do a refurbishment to one of our properties - generally meaning upgrading kitchens, bathroom, floor covering, etc. We have a small team of multi-skilled guys who will help and do this work.
OUR TEAM
We are a small team, working together to provide a great service to our tenants.
1 - Architect/Owner - deals with design and overall management
2 - Customer Manager - deals with tenant relations and marketing
3 - Property Manager - you, plus a semi-skilled labourer
4 - Refurb Team - about once a year to provide extra muscle to carry out a refurbishment of one of the properties
5 - Accounts Manager - managing the books
YOUR SKILLS
1 - Multi-skilled trades professional with at least 10 years' experience
3 - Self-motivated and managing your own time and priorities
4 - Able to liaise with the rest of the team and also find and use third-party contractors as required
5 - Proficiency with Google Workspace - a really easy-to-use email, calendar, task and document system - we will provide training
6 - UK or EU driver's licence
7 - Proficiency in English, although not necessarily as your first language
