Operations Manager

to drive efficiency, consistency, and excellence across all operational functions.

Role Overview



The Operations Manager will oversee the day-to-day running of the operational teams, ensuring works are delivered on time, within budget, and to the highest quality and compliance standards. This role is pivotal in aligning field operations, service delivery, quoting, and client satisfaction with Ground Up's strategic objectives.

You'll act as the link between Directors, office-based teams, and field engineers -- leading by example, embedding process discipline, and ensuring every aspect of Ground Up's operation runs smoothly and proactively.

Key Responsibilities



Operational Management



Oversee the daily operations across all service lines -- reactive maintenance, quoted works, planned maintenance, and project delivery. Manage and monitor workload distribution, team performance, and job completion targets through the

eWorks

management system. Review job reports, costs, and progress updates, ensuring all documentation meets company and client standards. Coordinate across departments (Service Desk, Quoting, Finance, Projects) to ensure seamless handovers and delivery.

Team Leadership



Lead and support field engineers, supervisors, and coordinators to ensure productivity, accountability, and consistent communication. Implement and oversee staff training, toolbox talks, and performance reviews. Ensure all health, safety, and compliance standards are understood and upheld on every job.

Client and Contractor Management



Maintain strong client relationships through proactive communication, problem resolution, and performance updates. Manage subcontractors -- ensuring timely reports, completion notes, and adherence to Ground Up's quality standards. Attend client meetings and site visits to review ongoing works, KPIs, and service improvements.

Process, Compliance & Performance



Drive operational excellence through data, KPIs, and process improvement initiatives. Ensure all works comply with CDM 2015, WAHR 2005, BS and EN standards, and internal company procedures. Monitor and report on key metrics including turnaround times, margin control, completion rates, and SLA compliance. Identify and implement new tools, workflows, or automation to enhance efficiency and service delivery.

Strategic & Financial Oversight



Work with Directors to set and deliver operational targets, budgets, and resource plans. Monitor project and maintenance job profitability, identifying trends or inefficiencies. Contribute to tender submissions, bid responses, and client presentations where required.

Key Skills & Attributes



Proven experience in a senior operational or service management role within

facilities management

,

property maintenance

, or

construction

. Strong leadership and communication skills with the ability to motivate cross-functional teams. Excellent understanding of operational systems (eWorks or equivalent CAFM/Job Management platforms). Commercial acumen and analytical mindset -- capable of interpreting data and driving action. Organised, proactive, and calm under pressure, with the ability to handle competing priorities. Up-to-date knowledge of H&S legislation and relevant compliance standards. Forward-thinking, innovative mindset aligned with Ground Up's digital-first and quality-driven ethos.

Qualifications



Minimum 5 years' experience in an operational leadership role (FM, Maintenance, or Construction). IOSH Managing Safely (desirable). NVQ Level 4+ in Management, Construction, or Facilities Management (desirable). Full UK Driving Licence.
