About the Company
We are a fast-scaling UK property company operating in the co-living and student accommodation space. Our portfolio spans over 100+ HMO units in Oxford and Coventry, with new city expansions underway in Manchester and Bristol. Our second vertical, Catalyst, focuses on marketing PBSA (Purpose Built Student Accommodation) for partner operators, earning lean commissions through volume-led digital bookings.
We are not a passive lettings company - we run a direct sales machine and require digital performance to match. Our brand is growing rapidly but currently lacks foundational infrastructure in marketing, and this role is being hired to own that function from the ground up.
What This Role Demands
You are being hired to build a results-led performance structure & strategy for a company entering peak season. This is not a brand role or content curator position. It is a growth role tightly linked to lead acquisition, cost per lead control, digital funnel setup, and traffic-to-booking performance.
You will need to work independently, track metrics weekly, and show actual impact on sales figures through the marketing system you create.
Key Responsibilities
Rebuild our paid ads infrastructure from scratch (Meta, Google, TikTok, etc.), with clear conversion goals
Set up city-wise funnels for Oxford, Coventry, and Manchester, and optimise for CPL and booked conversions
Run, monitor, and improve listing traffic across marketplaces (SpareRoom, OpenRent, Facebook groups)
Oversee SEO and email automation with basic ownership of our WordPress setup (Elementor / site flow)
Launch test campaigns on TikTok, YouTube Shorts, and WhatsApp to explore new channels
Own the creation of UTM parameters, naming conventions, and audit-ready tracking mechanisms
Build a self-updating performance dashboard lead source, funnel stage, and ROI
Publish weekly reports showing breakdowns of what worked, what failed, and what you are changing
Collaborate directly with the internal sales closer to align lead quality with booking output

Who This Role Is For
Minimum 3-5 years of experience in performance marketing with lead generation outcomes
Comfortable building entire funnel logic from scratch, including naming, UTM, testing, and reporting
Strong command of ad platforms (Meta, Google) and marketplace ecosystems (SpareRoom, OpenRent)
Highly analytical - able to set benchmarks, track CPL, and justify every campaign decision
Independent executor -- not dependent on designers, brand managers, or layers of review
Comfortable with direct reporting to the founder and working in a fast-response environment
