Purpose of job

It\xe2\x80\x99s an exciting time for us at Landsec and you\xe2\x80\x99ll play a key part of how we create great experiences for people. You\xe2\x80\x99ll be responsible for helping formulate and implement strategies to enhance and manage value within the London Portfolio to deliver our strategy.

This will involve independently managing a portfolio of assets, understanding and delivering our Customer Proposition pillars and working as part of the team to support peers and group initiatives. You\xe2\x80\x99ll maximise the net income, revenue, customer relationships and overall asset performance from a portfolio of properties.

Principle accountabilities

Business Planning & Implementation:

To provide clarity of leadership and accountability to the entire team involved in each specific asset. Explicitly presented through a clear, concise and easily referenced business plan which aims to maximise income and capital valuation of the asset or portfolio:

  • To provide core contribution into the strategic plan for assets within allocated portfolio, including decisions around development/investment cycles and proposals around future direction and focus of the asset/s.
  • Responsible for the implementation of the asset strategy for the portfolio, targeting outperforming IPD, meeting/surpassing revenue profit targets and controlling overheads
  • To support the creation of clear and compelling vision for the portfolio and ensure that the key stakeholders across the team, and externally, are effectively engaged behind it.
  • Responsible for ensuring that the strategic plan is effectively translated into robust business plans for each asset within the allocated portfolio, by the creation and management of annual two year budgets.
  • Taking total ownership of the P&L of each property through working closely with a London Finance Business Partner.
Portfolio Management:

Work across the business supporting the alignment of teams across the business including operations, development, leasing and finance teams:
  • Managing voids through internal leasing teams & external consultants (e.g. agents and lawyers)
  • Co-ordinate and manage planning, design & project teams for minor refurbishments and small projects
  • Preparation and presentation of internal memoranda to the Executive Committee for authority to implement appropriate proposals, planned or unplanned
  • Liaison with external valuers to ensure the correct valuations of the properties
  • Liaising with the Management Surveyor on day to day matters which may impact the strategic objectives, i.e. applications for licences to assign/under-let/alter
  • Liaising with the Operations Team on day to day matters which may impact the strategic direction and business plan of an asset i.e. delivery of on site services, customer experience etc.
  • Involvement in the acquisition of new properties, sales, transfers of properties aligned to the aspirations of the Portfolio and its strategy
  • To ensure that the Group\xe2\x80\x99s Corporate Responsibility objectives are adhered to and delivered across the portfolio, bringing genuine benefits to the communities in which Landsec operates.
  • Support the London team on investment transactions, managing data, analysing investment performance and report writing.
  • Responsible for managing non recoverable costs for assets
Customer:
  • Build and develop key customer relationships \xe2\x80\x93 both internal and external.
  • Monitor and report on progress in meeting Customer business plans. Update the VTS and TRM systems for the PMs.
  • Work with other Landsec teams \xe2\x80\x93 CSR, Sustainability etc \xe2\x80\x93 where these activities may be of benefit to and increase the loyalty of Landsec Customers.
Team:
  • Working collaboratively within the London team and actively participating in group and business wide initiatives.
  • Demonstrating leadership skills by supporting peers and colleagues with projects and papers.
Record keeping and reporting:
  • Responsible for ensuring that relevant systems, processes and records are up to date, including rent billing, service charge, schedules for rent reviews, lease expiries and break options.
Decision making authority
  • The role will involve decision making authority across all lease events, including new leases, rent reviews and renewals together with Capital Expenditure to a Delegated Authority level stipulated by the business.

Knowledge, experience and qualifications

Essential
  • Industry experience, preferably London office
  • Office background
  • Experience of working on small scale development or investment transactions
  • Experience of drafting, submitting and presenting business recommendations to senior stakeholders
  • Able to demonstrate a high level of commercial awareness
  • Experience of negotiating and achieving great end results
  • Comprehensive knowledge and understanding of the property market, including insight into trends and hot topics
  • Knowledge and understanding of the advances in technology and business practice affecting the real estate market and the markets of Customers
  • Excellent interpersonal skills, with the ability to build effective working relationships
  • IT Proficient

Relevant tertiary qualification and RICS accreditation

Salary: Starting from \xc2\xa360,000 per annum + other benefits
