ABOUT THE ROLE
As Pre-Construction Manager, you will take ownership of the early phases of projects, driving cost planning, tendering, and design coordination. Your duties will include:
Leading site surveys, feasibility / due diligence work, and risk assessments
Developing detailed cost estimates, elemental cost plans and budgets
Preparing tender packages and assessing subcontractor bids
Overseeing design reviews, value engineering and constructability analysis
Liaising with clients, architects, engineers and consultants on technical matters
Managing pre-construction change control, budget forecasts and procurement strategy
Ensuring alignment between design, buildability and end-use functionality
Supporting bids, proposals and client presentations
You will act as a bridge between the design and delivery teams, ensuring technical robustness and commercial viability before works begin.

REWARDS AND BENEFITS
Proven experience (3+ years) in pre-construction or estimating roles, ideally within fit-out, interiors or refurbishment sectors
Strong technical understanding of finishes, joinery, M&E, structure, services and interiors systems
Experience producing cost estimates, bills of quantities, elemental cost plans or equivalent
Competence in assessing subcontractor proposals, procurement strategy and package coordination
Ability to interpret architectural, structural, mechanical & electrical drawings
Commercial awareness, numerical & risk assessment skills
Excellent communication, negotiation and stakeholder management
Self-starter with strong organisation, decision making and problem solving
Degree or technical qualification (Quantity Surveying, Construction Management, Engineering) preferred
