We have a new opportunity for an enthusiastic and self-motivated individual to join our innovative Let NCC team (private sector leasing scheme). The main purpose of the role will be to manage our Houses in Multiple Occupation portfolio, providing a full generic housing management function to our tenants, as well as increasing the number of properties on the scheme through liaison with private landlords whilst ensuring these properties meet the Council's private sector amenity standards.
Responsibilities
Perform duties allocated by the team leader pursuant with the management of Norwich City Council's private sector lease properties as they affect tenants and landlords.
Be responsible for identifying, reporting and checking property repairs.
Carrying out the following property visits:
Initial viewings with landlords
Pre-lease photographic condition surveys
Pre-tenancy termination
Accompanied pre-tenancy interviews and viewings
Sign ups and new tenancy follow ups
Repairs/technical inspections
Quarterly tenancy inspections
Arrears visits
Manage all aspects of the tenancy including sign-ups, repairs, voids, arrears, 1st stage ASB and tenancy enforcement.
Maintain accurate records on the relevant computerized system.
Where necessary prepare documents and casework for legal proceedings.
To liaise with appropriate agencies regarding vulnerable clients
Deal with detailed enquiries about the scheme from landlords, tenants and external organisations.
Liaise with the housing advice team and relevant external organisations to identify suitable applicants.
Organise and prepare property viewings.
Organise and prepare tenancy sign ups.
Liaise with private landlords and relevant external organisations to promote the private sector leasing scheme.
Comply with the council's corporate strategies:
Promote, implement, policies and practices in relation to employment and services.
Diversity policy.
Health and safety policies
Liaise with landlords and all other relevant parties in regard taking new properties onto the scheme, managing lease agreements and the ending of lease arrangements.
Ensure effective income collection and the meeting of related performance targets.
Liaise with internal and external partners to ensure effective income collection
This post will involve travelling across Norwich to conduct property visits.
Post holders will be expected to be flexible in their duties and carry out any other duties commensurate with the grade and falling within the general scope of the job, as requested by management
Duties and responsibilities must be carried out in accordance with relevant Norwich City Council policies and procedures, within legislation and any code of professional ethics of relevant professional body.?
