Job Purpose:



To manage building improvement projects related to MIA's portfolio of properties. Put a structure in place to manage projects, define, track and manage projects to completion related to building improvement, maintenance and fire protection. As a member of our small team this role will be a high profile role and includes liaising with the Board, MIA staff, contractors, caretakers & electricians to deliver well executed projects on time and on budget. As a manager, you will be taking a pro- active role in running projects but also team working to help run the organisation. In the short to medium term there will be a specific focus on fire prevention, which will include projects like Alarm System installation & Fire Door updates. There will also be numerous projects relating to building improvements.

Key Responsibilities:



1. Project Management



Working with the Operations Manager and Property Managers, ensure each Building has a short and long term work plan to improve the building with a list of projects identified. Manage multiple projects at any one time, from inception, definition to completion. Develop timing plans and milestones for tracking projects. Develop project metrics and the measure success of projects to ensure value for money Work collaboratively with other MIA staff and in particular with the Property Managers, team working will ensure we are aligned on all our properties. Work closely with the Property Managers to develop visual management boards in our office to show key project KPI's and progress. Liaising with Directors to give project updates and attendance at some board meetings to give project updates.

2. Contractor and Supplier Management



Work with external contractors for repairs, renovations and compliance works.. Liaise with contractors on larger projects to improve our buildings. Working with the Property Managers - negotiate competitive pricing and ensure quality of service and timely completion of work. Develop a list of trusted tradesman and contractors for each area.

3. Fire Prevention



Manage projects focused on improved fire protection (alarm systems, compartmentation, etc..) Work with Property Managers and Caretakers to ensure fire prevention strategy is in place for all our buildings with risk assessment and action plans to improve. Manage external contractors for fire related activities. Liaise with inspectors and tenants to ensure they are compliant to regulations. Take a lead ensuring our properties are safe, well-maintained and in line with all relevant legislative standards. Including but not limited to, the Regulatory Reform (Fire) Order 2005, the requirements of the Building Safety Act 2022, the Fire Safety (England) Regulations 2022.

4. Continuing Professional Development and Regulatory Awareness



The Project Manager will have a strong commitment to Continuing Professional Development (CPD) and we recommend you complete a minimum of 20 hours of CPD annually. This isn't prescribed but is likely to include current and emerging regulations around fire safety, building safety, legal compliance and fire prevention.

Ethical Standards



The Project Manager is expected to adhere to the principles set out in the RICS Global Professional and Ethical Standards, including the RICS Anti-Bribery and Corruption Policy.

Skills & Experience:



Essential / Desirable:



Experience in Project Management relating to industrial & commercial property. Building surveyor experience would be desirable. Understanding and knowledge in the areas of fire prevention would be advantageous. Understanding and experience in property maintenance. Strong organizational and multitasking skills. Excellent communication and interpersonal abilities. IT proficient (Microsoft Office, lettings platforms). Property / RICS qualification or similar desirable. Full UK driving licence.

Pay: 35,000.00-45,000.00 per year
