The Opportunity
If you live and breathe property deals, this is the role you've been looking for. Queensbridge is expanding its
elite property buying team
(with over a decade of proven employee success justifying earnings) to acquire discounted residential below market value property, houses with building plots in the garden & commercial/ offices to convert into residential.
You will be responsible for sourcing and securing
below-market value (BMV)
properties, often cash purchases - through channels you will have had proven experience with:
Administrators / insolvency opportunities
Direct-to-vendor sales
Probate solicitors & estate opportunities
Pre-auction & unsold auction lots (avoiding bid frenzy)
Off-market sourcing and professional networks
Smart on-market opportunities others miss

What You'll Be Doing
Source residential property deals
nationwide at
25%+ discount
off current market value.
Identify
market-value properties with large plots
/ extension potential / uplift angles.
Build and manage pipelines via: agents, solicitors, probate networks, administrators, direct sellers, auctions, and off-market channels.
Value residential property accurately
and quickly (desktop + in-person).
Perform due diligence on title, legals, planning, construction, and exit strategies.
Project-manage refurbishments
: assess works, manage contractors, timelines, budgets and compliance.
Spot and explain:
what makes a property unmortgageable or unsellable
and how to resolve/price it.
Present deals internally with clear numbers, risk flags, and strategy.
Use modern systems daily - spreadsheets, CRMs, portals and
ChatGPT
to move faster than the market.
You Must Have
Proven track record
sourcing & securing BMV residential property deals.
Deep understanding of
on-market and off-market
deal finding.
Ability to consistently find properties at
25%+ discount
or with clear development upside.
Strong valuation skills
(comparables, yield, GDV, uplift, local demand).
Thorough knowledge of the
UK residential buying legal process
(from offer to completion).
Solid understanding of
unmortgageable/unsellable property issues
, e.g.:
Structural movement / non-standard construction
Title defects / missing easements
Short leases
Planning breaches / lack of certification
Damp/roof failure/major disrepair
Access, services, fire safety, cladding, etc.
Refurb & extension knowledge
, including building control considerations.
Exceptional computer skills
(fast, accurate, organized).
You
use ChatGPT daily
and are confident with tech to multiply output.
Full UK driving licence + your own car
.
Comfortable being
office-based full-time in Orpington
.
Interview Requirement (Non-Negotiable)
You must bring
live example deals
to the in-person interview, including:
Property address and details you can disclose
Purchase price vs true market value
How you sourced it
Your numbers & rationale
Strategy and exit plan

Compensation
Basic salary:
30,000
OTE:
250,000+ (uncapped)
