Modbury Estates Ltd is a RICS regulated property management company based in Plymouth, managing blocks of flats, estates, and freehold developments across the South West.
Due to growing demand from solicitors, buyers, and leaseholders, we are creating a new role for a Property Legal Assistant. This is a part-time, school-hours position, ideal for someone with conveyancing or property law administration experience who wants a stable role without the pressures of private practice.
The Role
You will be the first point of contact for conveyancing-related legal enquiries received by Modbury Estates. This is a document-heavy, compliance-focused role dealing with the key forms and certificates required in property sales, purchases, and re-mortgages.
You will work closely with solicitors, buyers, and our internal team to ensure all legal requirements are processed accurately and on time.
Key Responsibilities
Prepare and issue LPE1 and FME1 packs for buyers' solicitors, including collating information and raising invoices.
Draft, process, and register Deeds of Covenant in accordance with lease requirements.
Issue Certificates of Compliance in line with deeds, leases and HM Land Registry requirements.
Process Notices of Transfer and Charge, updating records accordingly.
Respond to solicitor enquiries relating to the Building Safety Act (BSA) and other compliance matters, using agreed templates.
Maintain accurate logs of completions, enquiries, and certificates issued.
Liaise with solicitors, buyers, sellers, and management companies professionally.
Ensure all work complies with RICS regulations, the Landlord and Tenant Act, and our internal processes.
About You
Experience in conveyancing, legal administration, or property law (minimum 1 year).
Familiarity with LPE1 and FME1 forms, deeds of covenant, compliance certificates, and post-completion procedures.
High attention to detail with strong organisational skills.
Professional written and verbal communication, particularly when dealing with solicitors.
Comfortable handling repetitive but important legal documentation.
IT literate (Microsoft Office and case management systems).
