We run a compliant, organised and forward-thinking property operation, and are now seeking a reliable and detail-focused Property Manager to support our expanding portfolio.
The Role
This is a hands-on property management role ideal for someone who is:
Highly organised and structured
Detail-focused with strong follow-through
Practical, calm and dependable
Strong with routines, compliance and process-driven work
You will oversee day-to-day property operations, maintenance, compliance, tenant/provider relationships and rent tracking. You'll also work closely with our virtual property manager assistant, who supports with admin and scheduling.
Maintain full compliance across the portfolio using COHO software
Manage fire safety, gas safety, licensing, EICR/PAT and other statutory checks
Track renewal dates and ensure documents are kept updated and stored correctly
Maintenance & Repairs
Respond to maintenance requests and coordinate contractors
Obtain quotes, schedule works and ensure repairs meet expected standards
Oversee landlord responsibilities on company-let properties
Tenant & Provider Relationships
Conduct quarterly property inspections and follow up on actions
Maintain strong communication with service providers
Support ongoing occupancy, aiming for 100% across the portfolio
Rent & Income Tracking
Track monthly rent payments
Flag discrepancies and arrears promptly
Monitor service provider payment schedules
Team Coordination
Work with the virtual assistant to maintain admin, compliance uploads and email management
Delegate tasks appropriately while retaining oversight
Essential Requirements
Proven UK property management experience (HMOs preferred)
Strong understanding of UK housing compliance
Excellent organisational ability and confidence working independently
Good written and verbal communication skills
Ability to manage contractors and multiple properties
Full UK driving licence and access to a reliable vehicle
Comfortable using digital tools (COHO experience beneficial)
Desirable
Experience managing a growing portfolio
Experience supervising or coordinating people

Reporting Line
You will report directly to the Managing Director, with daily coordination alongside our virtual assistant.
Job Types: Part-time, Fixed term contract

Pay: From 21,000.00 per year
