Salary : Between 35,000- 41,000 DOE


Location: Bournemouth


Hybrid with 3 days working from home, 2 days in the office in Bournemouth


Portfolio size- minimum 350 units DOE


Rebbeck Brothers is looking for an experienced Property Manager to join their busy team. They will be responsible for ensuring operational excellence, legal compliance, and exceptional client service. We are looking for someone who is ATPI qualified as a minimum or actively working towards achieving their qualifications.

Key responsibilities



Portfolio & Compliance:



Take full ownership of a mid to complex portfolio, typically consisting of a minimum of 350 units. Ensure compliance across their entire portfolio, including fire safety, health & safety and regulatory obligations are maintained. Ensure registered high-rise buildings are kept up to date and Property Information Boxes (PIBs) are maintained as required. Attend AGMs, quarterly directors meetings and major works meetings where required and ensuring minutes of these meetings are produced, distributed accordingly and saved on Qube correctly. Qube to be kept up to date with all relevant paperwork, including reports, quotations, Section 20s etc. Carry out quarterly site inspections, using the inspection app and ensuring copies are saved on Qube.

Financial:



Ensuring budgets are raised in accordance with Rebbeck Brothers procedures and industry best practices. Monitor expenditure and ensure adequate funds are in place for each property. Support clients in understanding budgets, planned maintenance and expenditure as needed. Oversee the raising of major works fees and additional management fees and ensure these are correctly raised on Qube.

Client Relations:



Build and maintain strong, professional relationships with clients, residents and contractors. Deliver a high level of communication and service to uphold the company's reputation and client retention. Provide advice both in writing and verbal to clients.

Legal & Administrative:



Complete LPE1 forms and additional enquries in a timely manner. Draft professional correspondence including client letters, notices, and other communications, which may then be merged and distributed by the administration team. Personally prepare and issue Section 20 Notices in accordance with legal requirements and internal procedures. Liaise with solicitors, surveyors, and other professional advisors on complex leasehold and building issues when required. Ensure annual maintenance contracts are set up in accordance with Rebbeck Brothers procedures.
