Job Summary



We are seeking an experienced, proactive, and highly organised Property Manager to join our dynamic team. The successful candidate will be responsible for the end-to-end management of a portfolio of residential properties, acting as the primary point of contact for landlords and tenants. This crucial role ensures the properties are well-maintained, tenancies run smoothly, and all legal and regulatory requirements are met.

Key Responsibilities



Tenant & Landlord Liaison



Act as the main point of contact for all tenant and landlord enquiries, ensuring clear, professional, and timely communication. Mediate and resolve disputes, complaints, and issues that arise during a tenancy with a fair and firm approach. Manage the tenancy lifecycle from move-in to move-out, including processing new tenant details and handling deposit returns.

Property Maintenance & Management



Coordinate and manage all maintenance and repair issues, from initial report to completion, using a network of approved, qualified contractors. Authorize and track expenditure for repairs, ensuring work is completed to a high standard and within agreed budgets. Conduct regular interim property inspections, producing detailed reports for landlords and arranging necessary follow-up work. Manage the check-out process, including final inspections, assessing dilapidations, and managing deposit dispute resolution.

Compliance and Legislation



Ensure all managed properties and tenancies comply with the latest UK and regional lettings legislation (e.g., Gas Safety, Electrical Safety, Fire Safety, HMO regulations, Right to Rent checks, EPCs). Serve all necessary legal notices (e.g., Section 8, Section 21) accurately and in a timely manner, when required. Stay up-to-date with constantly evolving lettings law and best practice.

Financial Administration



Oversee timely rent collection, proactively chasing any arrears, and managing the appropriate legal steps for non-payment. Process contractor invoices and manage rent payments to landlords.

Skills & Experience Required



Essential:

Minimum of 2 years of experience as a Property Manager within a UK letting agency.

Essential:

Thorough knowledge of UK residential lettings legislation and regulatory compliance. Proven ability to manage a busy portfolio of properties effectively. Excellent written and verbal communication skills, including negotiation and conflict resolution. Strong administrative and organisational skills with meticulous attention to detail. Proficiency in property management software and Microsoft Office Suite. A full UK driving licence and access to a reliable vehicle is required.

Desirable Qualifications



Relevant professional qualification (e.g., ARLA Propertymark Level 3 or 4 Award in Residential Lettings and Property Management). Experience in dealing with Tenancy Deposit Schemes and dispute resolution.
