PROPERTY MANAGER - East Anglia, Essex, Northern Kent



What the Role Provides:

Salary Guide: c 36,000 to 38,500 + Cash for Car Allowance

Holiday: 22 days holiday plus bank holidays increasing to 25 Days after 3 years' service

Working Hours: - 36.25 Hours per week, Monday to Friday

Employers Pension Contribution - matched up to 4%

MAIN RESPONSIBILITIES



The post-holder will have principal responsibility for the effective and efficient management of a portfolio of private residential and mixed use developments to the highest possible standard.

SCOPE OF JOB



Direct liaison with home owners, freeholders and resident directors by letter, email, phone, and site meetings.

Identifying areas of concern, issuing correspondence, resolving day to day matters and dealing with escalated complaints in accordance with the complaints process.

Ensuring home owners meet the terms of the lease and/or estate regulations.

Carry out regular maintenance inspection visits and maintain detailed records.

To liaise with the maintenance team to negotiate annual service contracts with external contractors.

To monitor/supervise any authorised contractors to carry out works on the portfolio, authorise payment and conflict resolution.

To recruit, train, monitor and supervise all development staff, performance management, and administration of leave and disciplinary/grievance in accordance with company policy.

To comply with the requirements of the Health and Safety at Work Act and in the capacity of the Employer's representative in this regard.

Attend meetings and AGM's with customers and clients during and out of normal working hours.

To manage expenditure and have effective cost control for all cost heads for the portfolio.

To prepare annual service charge budgets and obtain agreement where required from clients or resident directors.

To review draft year end accounts before these are agreed and issued.

To comply with the requirements of the insurance inspectors, building inspectors and the Fire Brigade in respect of public areas, service areas and plant rooms.

To ensure that those items details in the Health and Safety and Fire Risk Assessments are attended in line with the time frames imposed by the reports.

To liaise with the maintenance team to ensure Major Works projects are carried out.

To liaise with developer clients including sales offices to progress handover of managed areas over the course of the project build.

The role will be field based with the expectation to be in the office one day per week.

Previous experience in a Property Manager role Be a confident verbal communicator Professional, empathic clear written communicator Full UK driving licence and own car TPI Membership beneficial
