About the Role:


We are looking for a motivated and organised

Property Manager

to join our team in

Edinburgh

. You will manage a defined portfolio of residential properties, ensuring high standards of maintenance, compliance and client service. As the main point of contact for landlords, tenants, and contractors, you will take full ownership of your portfolio and deliver a proactive, efficient management experience. Driving licence essential

Key Responsibilities:



Coordinate property repairs and maintenance using

Fixflo

Manage inspections, inventories, and check-outs using

Tim (The Inventory Manager)

Handle deposit negotiations and returns, ensuring fairness and timely resolution Advise landlords on improvements and compliance during and between tenancies Oversee common repairs, insurance claims and HMO properties as required Maintain excellent communication with all stakeholders Approve invoices, manage property access and maintain accurate records

Additional Duties:



Provide cover for colleagues during absences Attend internal meetings and assist with occasional viewings Monitor and report health & safety concerns during property visits

What we are looking for:



Strong organisational and time management skills Excellent communication and problem-solving abilities Experience in residential property management is preferred, but

we are open to training the right candidate

with the right attitude and transferable skills Confidence using property software systems (e.g.

SME, Fixflo and Tim (The Inventory Manager)
