Job Description

We are a currently recruiting for a dedicated Property Manager to join our IMO Car Wash business based in the UK but responsible for all property estate matters relating to the CWI West region (UK , Belux, France and Iberia) .

Work location



The role will be predominantly home based, but some travel will be required (per business needs) to our nationwide UK-sites and to our IMO Car Wash international head office in High Wycombe, Buckinghamshire.

Compensation



Gross annual salary: up to 65,000.00 (based on experience) Gross annual car allowance: 6,000.00 Pension: enhanced workplace Sick pay: Company sick pay Holiday: 25 days per annum, plus all bank and public holidays in addition

Purpose of job



To be responsible for all matters relating to the CWI West properties estate in line with budgets and business requirements, and in compliance with applicable laws. To own the relationship between the Company and respective landlords and councils.

Key responsibilities



Include, but are not limited to in the CWI West region:

Business Rates management Rent reviews and lease renewals Lease negotiations Landlord relationship and lease management Sale and lease backs Land disposals Lease terminations and evictions Managing vertical business relationships Managing and communicating council notices related to town planning Managing Planning Permissions Annual budgets - rates and rent Maintenance of property database Keeping up to date with applicable legislations and changes Managing Desktop Portfolio Valuations Updating Monthly Property Notes and Reporting Working alongside, Surveyors and other external companies Supporting Country Managers and Regional Managers with Property/Lease related Queries Supporting Engineering with Maintenance Jobs on site Supporting the Commercial and Property Director with day to day and any property matters in CWI West Attending the office when required for team meetings Other property and property management related tasks as required

Skills and Experience



Previous hands-on experience in a similar role with a responsibility for all property related matters Competent with Microsoft applications, in particular Outlook, Excel, PowerPoint and Word

Excellent negotiator Personable Good at building relationships Self-starter Able to communicate at all levels, both written and verbal

Qualifications



Full driving licence, valid for driving in the UK RICS Preferred but not essential
