Property Manager
to help us deliver the same high standards of service that our clients expect across the company.
This is a
varied role
with a strong focus on property management and lettings, but there will also be opportunities to get involved with other parts of the business when needed. It's a great chance for someone who wants to be part of a dynamic, growing company and is happy to roll up their sleeves and get stuck in wherever required.
Key Responsibilities
Portfolio Oversight
Manage a portfolio of residential properties, providing efficient and attentive service to both landlords and tenants.
Stay on top of legal and regulatory requirements, including tenancy documentation, safety certifications, and deposit protection.
Carry out regular property visits to check standards, identify maintenance issues, and ensure tenancy terms are being upheld.
Oversee tenancy renewals, rent reviews, and check-outs in line with company processes and current legislation.
Handle landlord and tenant queries promptly, ensuring a smooth tenancy journey from start to finish.
Maintenance & Compliance
Coordinate all property repairs and maintenance, engaging reliable contractors and ensuring works are completed on time and to a high standard.
Keep accurate records of maintenance requests, jobs carried out, and related costs.
Make sure all compliance requirements--such as gas, electrical, and fire safety--are met and fully documented.
Complete detailed check-in and check-out inspections, handling deposit returns and disputes fairly and efficiently.
Landlord & Tenant Support
Act as the go-to contact for both landlords and tenants, offering guidance, support, and clear communication.
Build lasting landlord relationships by providing rental performance updates, market advice, and recommendations for maximising returns.
Help resolve disputes between tenants and landlords, balancing fairness with practical solutions.
Offer informed advice on rental values, market conditions, and property improvements.
Work closely with the lettings team to ensure seamless tenant transitions.
Financial Management
Monitor and collect rent payments, addressing arrears quickly and effectively.
Process maintenance invoices and landlord expense payments in a timely manner.
Prepare clear financial updates for landlords, including income, expenditure, and any outstanding balances.
Provide cost-saving maintenance advice and support landlords in planning future property expenses.
Process Improvement
Look for ways to refine TKI Lettings' property management processes and enhance overall service delivery.
Support the implementation of new systems and technology that improve efficiency and client experience.
Stay informed on industry regulations and best practice to ensure compliance and a forward-thinking approach.
Keep all records, tenancy files, and compliance documents up to date and well-organised.
