The Role: Property Block Manager (Part-Time, 2-3 Days per Week increasing with workload, should you like to do more days)
As a Block Manager, you will be in a team to help manage a portfolio of 100 units across London, ensuring buildings run smoothly, residents are happy, and problems are solved quickly.
Your Mission:
Take full responsibility for your blocks, acting as the first point of contact for residents, leaseholders and freeholders.
Responsibilities:- Draw up annual budgets, ensuring transparency and accuracy.
Ensure health & safety compliance, keeping buildings safe and up to standard.
Handle site visits, liaising with contractors, arranging maintenance, and resolving issues.
Oversee insurance policies for your managed properties.
Use industry-leading software--you'll need to be comfortable using Dwellant or similar software.
Log and coordinate repairs, working closely with suppliers and service providers.
Support the wider team, helping Cube grow and improve our processes.
What You Need to Succeed:
A passion for property and problem-solving--you thrive on challenges.
3+ years of experience in residential block management.
A strong understanding of property maintenance and leasehold management, Section 20 Works.
Exceptional communication skills--you'll be dealing with residents, contractors, leaseholders and freeholders daily.
Ability to work independently, juggle multiple tasks, and meet deadlines.
Confidence with numbers--budgeting and service charge management are key parts of the role.
Proficiency in Microsoft Office with proficiency in excel.
Experience with Dwellant or similar software is a plus.
A driving license is desirable, but not essential--our blocks are all in London. The Rewards:
Salary: 30,000-35,000 per year depending on experience (NB This is PRO RATA - salary worked out according to how many days worked, starting days will be 2-3 days per week).
