An Insight to the role



The Property Manager will deliver a responsive, efficient, high quality and customer focused estate management service, to ensure communal facilities and services provided in our properties are compliant, safe, of good quality and offer value for money. You should be able to show that you have excellent communication skills and the ability to manage a complex workload, as well as the ability to monitor the financial costs of managing properties and scrutinise service charges.

You will need to demonstrate a strong track record of providing excellent customer service to residents of residential and mixed-use developments, have the ability to think on your feet and take responsibility and ownership for the schemes you will manage. The role of Property Manager is your chance to have a frontline, client facing role that will impact and influence the customer and help us to create places where people want to live.

Whilst the Property Manager will be responsible for the management of a portfolio of properties, they will be supported by our internal credit control, insurance administration, human resources, IT and Group Safey Manager in the role.

Key Requirements



? Operate in line with the values of Livingcity Group to deliver the highest levels of customer service.

? Provide a professional and knowledgeable estate and facilities service to our clients'.

? Have a full understanding of residential block management, working under RICS, TPI and all relevant H&S guidance and legislation.

? Maintain a strong working knowledge of Health & Safety legislation and risk mitigation practice, including "The Fire Safety Regulations 2022".

? Collaborate with relevant HQ specialists when situations require their input and action. These include Go-Live Team members, LcBC, the Group Safety Manager, Insurance Administration, Credit Control and LcAM Property Consultancy.

? Service Charge - A thorough understanding of service charge practice and administration and the ability to discharge our clients obligation to manage and maintain the shared areas of their properties in accordance with the leases.

? Ensure all systems are in place to provide appropriate client/leaseholder and internal reports covering the management of our portfolio.

? Ensure the company complies fully with all legal, statutory and regulatory requirements applicable to LcAM, working closely with peers, colleagues, and external consultants (when applicable).

? The ability to manage and lead on-site staff, either directly employed or sub-contracted, ensuring that all procedures and systems are implemented correctly and adhered to by all staff.

? At all times, support a strong culture, in line with Livingcity Group Values.

? To maintain an effective managerial relationship with colleagues, ensuring that they remain highly motivated and that their work is of the required standard.

? To have high personal standards and a keen eye for detail to identify problems early and before matters escalate.

? Experience of managing residential and mixed-use properties.

? Excellent knowledge of property management, leasehold and leases, service charges, Health and Safety and fire safety matters.

? Able to demonstrate experience of delivering customer focused services in a demanding environment.

? Ability to be a self-starter and organised time management.

? Strong IT skills - MS Office suite and internal computer systems to devises.

? Provide a full professional property management service on behalf of freehold clients, developers and residential management companies, in accordance with the terms of the property management agreement ('PMA') and the leases granted at the properties.

? Function efficiently and effectively as a member of a smaller regional team, within Livingcity's Group wide systems and procedures.

? ATPI qualified and practicing for a minimum of two years and working towards MTPI.

? Be confident holding and chairing meetings of residents, leaseholders, contractors or external parties, such as the local authority.

? Have experience of successfully resolving complex problems or disputes.

? Be able to manage major works programs; in compliance with the lease and statutory consultation requirements.
