OTE:

32,000+ (Including Perfomance Bonuses)

Business Mileage:

Paid at 45p per mile

Schedule:

Monday to Friday, 9:00 AM to 5:00 PM
This is an exciting opportunity for someone who is organised, customer-focused, and committed to ensuring that all properties meet our high standards to join our team at Sai Aryan Properties. You will work closely with landlords, tenants, agents, and maintenance teams to ensure a smooth and efficient operation.

Your responsibilities as below but not limited to:



Acquisition



Identify and acquire properties that align with the company's needs at market rent. Draft contracts with Landlords ore review estate agencies' contract . Raise any concerns in relation to clauses to the Area Managers. Collaborate with Finance officer to ensure the correct funds are released.

Property Management



Conduct property surveys and ensure any necessary work is completed before signing the property agreement and new tenants move in. Identify and manage inspection routine in line with occuper and property risk profile. Conducting property inspections and identifying potential issues. Effectively manage your assigned portfolio of properties, ensuring maximum occupancy and maintaining property standards. Ensure properties are ready within the company's void period limits. Handle cases of anti-social behaviour, follow company procedures, and inform relevant parties. Onboard new occupiers to complete sign-up processes and provide welcome packs, which include showing the property and showing how to use appliances, boilers etc. Handle inbound and outbound calls/ reports for maintenance and collaborate with the maintenance coordinator to address them. Manage tenancy renewals and negotiate rent increases with landlords & agents with the approval of Area Manager. Attend any joint inspection with Landlords, ASB officers and Council officers. Handle the complaints from landlords, council and officer as first level and escalate if the issue are not resolved.

Relationship Management:



Maintain strong relationships with landlords, agents, relevant officers in Councils, local enforcement officers such as police, building management companies and any other external parties addressing concerns or issues as needed. Collaborate with Finance officers, Maintenance coordinator and other staff to handle any enquiries raised by external parties.

Marketing and Vacancy Management:



Marketing vacant properties to attract new tenant if required. Determining rental prices and negotiating lease terms if required. Managing property viewings when necessary.

Record Keeping and Reporting



Ensure all the details about the properties are captured in CRM software including fixtures/ services and any other relevant contract clauses. Ensure all the maintenance issues are captured in inspection reports and those are updated in maintenance management software correctly. Ensure the meter readings are captured at the acquisition / at the release and at the occupier changes. Store all the contracts, any served documents to CRM Software Ensure the property status updated Provide regular updates and reports to the Area Manager on portfolio performance.

Other



Assist other property managers as needed to cover holiday and sickness period Involve in training of new PMs

Mandatory Requirements

Strong knowledge of property management laws and regulations. Strong attention to detail and problem-solving skills. Ability to work with a variety of internal and external customers Valid driver's license
