Sanderson Young Estate Agents are looking to recruit a highly proficient dynamic individual to join our successful Lettings team, working for a Company that is very much at the high end of the property market providing quality homes across the North East of England. We are committed to providing the highest levels of service and expertise in our field as well as professionalism to all our clients. The individual must be able to work within a small team managing a portfolio of rented accommodation around 100 properties and providing support to the Regional Lettings Manager/Valuer, must be able to multitask and work to tight deadlines and produce high quality of work under pressure.
The role
Managing and maintaining a portfolio of managed rented stock covering a wide geographical area in the North East of England/ Northumberland region
Utilizing in house property management system to record information, create new property files and to diarise and arrange legal certificates when they become due
Arranging maintenance issues between landlords, tenants and contractors
Utilizing online systems to record/submit tenants' applications to outside referencing agency and follow ups
Preparation of tenancy paperwork and all legal documentation for signature via remote access
Undertaking property visits for routine inspections and liaising with landlords on any repairs/dilapidations
Updating utility companies of tenancy change over
Arranging and outsourcing inventories and check out inspections
Registering and returning of damage deposits and all associated paperwork to landlords and tenants along with dispute resolution and uploading evidence to Damage Deposit website
Negotiating on tenancy renewals between landlords and tenants as well as associated paperwork
Utilizing Property Management software to process rent payments from tenants to pass to landlords and producing and sending landlord statements as well as contractor payments.
HMRC landlord tax reporting, quarterly and yearly utilizing in house PM software.
Monitoring tenants rent payments and chasing up of any rent arrears
Working closely with the accounts department on money handling, rents and contractor payments
Serving of legal documentation where required for possession of properties which requires understanding of complex legislative law surrounding official notices
General office day to day administration
The above is not an exhaustive list of duties and a working day can command a diverse range of tasks as and when they happen.
Must have use of your own vehicle
Working days/hours : Monday to Friday 9.00 am to 5.30 pm
Qualifications
Previous experience in property management or a related field is preferred.
Strong administrative skills with attention to detail in data entry tasks.
Proficiency in using property management software; experience with Expert Agent is highly advantageous.
Excellent phone etiquette and interpersonal skills for effective communication with tenants and vendors.
Ability to multitask and prioritise responsibilities in a fast-paced environment.
A proactive approach to problem-solving and a commitment to providing exceptional service.
Recognized Industry Qualification such as PropertyMark entry level into Property Management
