Overview


We are seeking a highly organised, proactive, and experienced

Property Manager

to oversee the day-to-day management of a diverse portfolio of residential, commercial, and holiday let properties. This is a varied role offering excellent scope for someone who thrives in a fast-paced environment and is confident managing tenant relationships, property maintenance, compliance, and strategic lettings operations.

You'll be the first point of contact for tenants, housekeepers, agents, and contractors, ensuring a high standard of service across all properties. You'll work closely with our Revenue and Finance teams, as well as external professionals, to ensure operations run smoothly and efficiently.

Key Responsibilities



Tenant & Lettings Management



Liaise with tenants (residential, holiday, and commercial) on queries and tenancy matters. Manage new and renewal leases, ensuring legal compliance and minimising void periods. Rent setting, arrears chasing, and issuing legal notices (Section 8, 13, 21, 48). Deposit management including registration, disputes, and unprotection. Oversee marketing listings on Rightmove, estate agent portals, and company websites. Support with check-ins, inventories, and check-outs.

Property & Maintenance Management



Manage maintenance issues and repairs across the portfolio. Coordinate holiday cottage supplies and support housekeepers daily. Organise contractors, arrange refurbishments and rolling maintenance schedules. Ensure compliance with Health & Safety, Fire Risk Assessments, and insurance requirements. Arrange elevator servicing, communal cleaning, waste disposal, and inspections. Assist with leaseholder facilities management.

Compliance & Licensing



Ensure compliance with local authority, particularly Newcastle City Council licensing schemes. Submit inspections, maintain up-to-date certificates, and display licences. Schedule and manage annual safety checks and compliance documentation.

Administrative & Strategic Duties



Assist in property acquisitions and auction purchases. Manage insurance renewals, valuations, and claims. Use property software (e.g. Landlord Vision) to update and archive tenancies.

About You



You will have:

Previous significant experience in residential property management (holiday lets and/or commercial lets is an advantage) Strong knowledge of lettings legislation and compliance (ASTs, notices, deposits) Excellent communication and organisational skills Confidence in working independently and managing multiple priorities A proactive approach to problem-solving and tenant relations Familiarity with local licensing schemes is a neccessity.

Pay: 27,500.00-35,000.00 per year
