Are you a Property Manager looking for your next challenge?





Our market-leading Rural team is looking for an experienced Property Manager to join us at our Oxford office.



This is a fantastic opportunity to work alongside our rural surveyors managing diverse portfolios of rural properties across the UK - including residential and commercial properties, farms and land holdings.



This role offers real variety and impact: you'll play a key part in delivering exceptional service to prestigious clients while developing your expertise in rural property management. No two days are the same, and you'll take pride in providing solutions that make a difference.



Our Rural team has been at the heart of Bidwells since day one, managing and advising on over 1 million acres of English and Scottish countryside and coastline, including the Crown Estate.

Working Hours





Our standard hours are Monday-Thursday, 9:00am-5:30pm, and Friday, 9:00am-5:00pm, with a one-hour lunch break (a total 37 hours per week). However, we're also open to part-time arrangements, such as four days per week or five shorter days, offering flexibility between 25-37 hours per week.

What you'll be doing:



Property & Estates Management



Maintaining Propman with lettings, rental details and key dates Producing rent demands, monitoring payments and occasionally processing rental income Obtaining quotes, instructing contractors and managing repairs/refurbishments Assisting with estate insurance renewals and compliance with property regulations Organising EPCs, gas/electrical checks and certifications whilst updating our internal system (Propman) Conducting property inspections and advising on tenancy compliance

Agreements



Preparing and issuing tenancy agreements, licences and Heads of Terms Handling completion letters and monies whilst updating Propman

Rent Reviews & Registrations



Advising on and processing rent reviews whilst completing any necessary paperwork Managing rent registration forms and notifications

Property Lettings



Advertising properties, preparing particulars, arranging viewings and referencing tenants Completing letting paperwork, registering deposits, notifying utilities and taking meter readings

Research & Comparables



Gathering rental/sales comparables and compiling schedules Conducting planning, environmental and Land Registry research whilst drafting reports Monitoring planning applications and restrictive covenants

Schedules of Condition



Carrying out detailed site inspections, taking photos/videos and preparing reports

Financial Administration



Completing daily timesheets for fee-earning work

Other Duties



Assisting with wayleaves/easements, plans, arrears chasing and repair records Supporting environmental/agricultural scheme paperwork

About You:



Essential Skills



Intermediate MS Word and Excel skills Strong administrative, organisational and communication abilities Professional telephone manner whilst being articulate in written and verbal communication Good numeracy for budgets, invoicing and order books Self-motivated, proactive and able to use initiative Calm under pressure with the ability to meet deadlines with accuracy and attention to detail Flexible team player with a positive attitude and sense of humour Ability to work with individuals at all levels Full driving licence and access to a car for business use

Desirable Skills



Understanding of rural/agricultural affairs or similar experience An interest in property Experience implementing process improvements
