Job Summary


The Property Manager for GAAP Investments will take full responsibility for managing the company's portfolio of Serviced Accommodation properties, with a focus on preservation of the luxury standard, maximising revenue and minimising costs. Ensuring compliance with all relevant regulations and legal requirements is a key aspect, alongside maximising occupancy rates across all properties. The Property Manager will also serve as the main point of contact for both guests and tenants, addressing their concerns, inquiries, and ensuring a high level of satisfaction. The role demands a strategic approach to property management, balancing the need for operational efficiency with exceptional service for tenants and guests alike.

Duties



Manage the Company's Serviced Accommodation portfolio



Serve as the main point of contact for guests, handling maintenance requests and ensuring quick resolution of queries. Manage all bookings for holiday letting properties, ensuring high occupancy rates and timely responses to guest inquiries. Coordinate the preparation and replenishment of welcome packs for holiday guests to create a positive first impression and encourage repeat business. Monitor guest feedback and act on suggestions to improve the service provided. Travel to properties as required to oversee operations.

Oversee and coordinate maintenance activities



Ensure timely action of property repairs and maintenance projects. Maintain an approved list of contractors and maintenance suppliers, seeking the best price for property maintenance and vetting new suppliers. Ensure work is completed to a high standard, within budget, and with minimal disruption to tenants and guests. Conduct regular progress checks on ongoing projects and address any delays or issues. Implement preventative maintenance schedules to reduce long-term repair costs.

Lead and coordinate facilities and compliance



Oversee maintenance and upkeep of the Serviced Accommodation units to ensure a safe and clean environment. Ensure compliance with health and safety regulations across all properties. Manage contractor relationships for services, including cleaning and maintenance. Liaise with third parties and coordinate health and safety and fire safety reviews.

Maintain accurate administration and compliance records



Ensure all administration is kept up to date using SharePoint and Monday Workforce to aid compliance. Maintain accurate records to ensure compliance with all regulatory and operational requirements. Manage and escalate any non-conformance or concerns which could be considered high risk towards the business.

Skills/Qualifications



Excellent communication skills, both written and oral, with the ability to effectively interact with tenants, guests, contractors, and internal teams. Strong attention to detail Driving License

Pay: 32,000.00-40,000.00 per year
