Lita Homes builds, owns, and manages mixed-use and residential schemes across London and North Kent. We're growing our in-house management team and looking for an experienced

Property Manager

to oversee the day-to-day running of our residential and commercial portfolio.

The Role - What You'll Be Doing

Property & Tenant Management

Oversee the full tenancy lifecycle: onboarding, referencing, Right to Rent checks, drafting ASTs and simple commercial leases, deposits, and key handovers. Manage rent collection and arrears: issue invoices, chase rent professionally, and maintain accurate records in Landlord Vision (or similar system). Coordinate maintenance and repairs: log issues, obtain quotes, instruct contractors, follow up on works, and ensure timely completion. Carry out property visits, inspections, and take photos/videos of units when required. Liaise with tenants, landlords, agents, and solicitors, acting as the main point of contact for all day-to-day matters. Handle disputes and deposit returns fairly and efficiently.

Administration & Compliance

Keep all property folders and systems up to date and well organised (digital and paper). Ensure compliance with statutory requirements - Gas Safety, EICR, Fire Safety, Insurance, HMO licensing, etc. Check and approve contractor invoices and liaise with suppliers to resolve discrepancies. Manage filing systems and tidy up digital folders and shared drives. Pick up and manage incoming calls and messages in a professional, efficient manner.

What You'll Bring

Minimum 3 years' experience in UK property management (residential essential; commercial a bonus). Strong administration skills with excellent written and spoken English. Confident using property software (Landlord Vision or similar), Microsoft Excel, and email systems. Organised, methodical, and proactive -- with great attention to detail. Strong understanding of UK landlord/tenant law (Section 11, deposit protection, Right to Rent, etc.). Full UK driving licence and willingness to travel across London and North Kent.
