We are seeking an experienced and professional
Building Manager
to oversee the day-to-day running of a prestigious Grade II listed residential development in Richmond. This is a unique opportunity to manage one of London's most iconic high-end residential addresses.

The Role
As Building Manager you will spend most of your time on-site in Richmond, ensuring the estate is maintained to the highest standards, while also working from Blakes' Kingston office when required on other duties. You will lead and coordinate on-site staff, manage contractors, ensure compliance with health & safety requirements, and provide a visible and approachable presence for residents and directors.
Key Responsibilities
Team Leadership
- Manage and motivate concierge, cleaning, and maintenance teams, ensuring the highest service standards.
Contractor & Supplier Management
- Oversee service contracts, manage tenders, and ensure value and quality.
Operational Oversight
- Carry out regular inspections, resolve issues promptly, and monitor building performance.
Compliance & Safety
- Ensure statutory checks and health & safety obligations are met and documented.
Resident & Director Liaison
- Act as a first point of contact, handling queries and maintaining strong relationships with stakeholders.
About You
Minimum 3-5 years' experience in property or building management (high-end residential preferred).
Strong leadership and organisational skills.
Excellent communication and interpersonal skills.
Knowledge of health & safety legislation and compliance processes.
Commercial awareness with experience of managing budgets and suppliers.
Professional, reliable, and proactive with a strong service ethic.
Additional languages desirable but not essential.
Full UK driving licence preferred (parking available on site).
The Package
Location:
On-site in Richmond with some time at Blakes' Kingston office.
Contract:
Permanent, full time (35-40 hours per week).
Salary:
Competitive, dependent on experience.
