We are experiencing rapid growth as we continue on our journey, and as a result we are looking to recruit an experienced residential property manager to the team.
Duties
Dealing with day-to-day tenant and landlord enquiries.
Dealing with any formal complaints from tenants and landlords in line with company policy and procedures.
Acting as the face of our developments.
Engaging with customers in a positive manner always ensuring the highest levels of customer care and service.
Assisting in the implementation of any customer engagement strategies that include customer communications , customer feedback and satisfaction.
Pro-actively Identifying any potential customer engagement events for their developments and implementing.
Taking ownership for any estates/blocks within their patch, conducting regular walk throughs of those estates/blocks and taking immediate action to put right any issues identified.
Co-ordinating maintenance for properties including liaising with contractors and Landlords to ensure authorisation for work and the management of any associated invoices.
Attending tenants / owners properties, in the event of any major incidents , to ensure they are kept up to date, and liaising with contractors and maintenance teams to ensure all works are completed quickly.
Ensuring Landlords are compliant with any Local Authority Licensing Schemes.
Ensuring Properties are compliant with relevant legislation including the servicing of any unvented hot water systems, gas, and electrical systems/items.
Ensure strict adherence to relevant legislation and regulations, including the Housing Act, GDPR, and AML, in all lettings activities.
Managing the Tenancy renewal process including consulting with Landlords on their renewal requirements
Organising and conducting both ad-hoc and pre-arranged mid-term property inspections
Acting upon detail provided by the Client Care and Compliance Manager in regard to potential rent increases and liaising with landlords to implement or upon direct requests to increase rents by Landlords.
Processing end of tenancy notices including overseeing property check out inspections, authorising cleaning and repairs works, informing Landlords of any works required and obtaining authorisation, advising tenants of works completed post check out and ahead of deposit release.
Dealing with Deposit returns, processing invoices to allocate to deposits, organising deposit release, keeping Landlords informed of process and dealing with deposit disputes and associated evidence.
Processing tenant move ins including overseeing property inventory inspections and consulting with lettings negotiator to ensure timely re-letting.
Arranging and conducting accompanied move in's
Actively being involved and assisting, where necessary, with the mobilisation of any new developments
Ensuring that processes, policies, and procedures are adhered to and contributing to any reviews of policy and procedures.
Achieving all necessary business targets in relation to Property/Tenancy Management
To meet or exceed service standards and key performance indicators associated with the role.
Providing regular performance reports to management and keeping KPI records up to date.
Participating in learning and development activities that promote personal effectiveness and improving performance in the role.
Maintaining and monitoring portfolio records and keeping all records relevant and up to date.
Any other ad-hoc duties as required.
You must be a driver with access to a vehicle.
Personal Qualities
