Property Manager (Part-Time, Growing to Full-Time)

Location: Swansea (with travel across South Wales)

Salary: 28,000 - 35,000 per year (pro-rata for part-time) + Commission

Hours: Part-time initially, with progression to full-time as we scale

Contract: Permanent

Training Provided - No lettings experience required

About Us:

TIFA Life provides high-quality supported accommodation for 16+ care leavers and unaccompanied asylum-seeking children (UASC). We are now expanding by launching our own letting agency, allowing us to manage properties on behalf of landlords - either for our supported accommodation or for standard tenants.

We are seeking a Property Manager to join our growing team. This is an exciting opportunity to start part-time, learn on the job, and grow into a key role as we build out our property and lettings operations.

Key Responsibilities

Property Compliance:

Ensure all properties meet health, safety, and housing compliance standards.

Organise and track property certifications (e.g. gas, electrical, fire risk assessments).

Conduct regular property inspections and keep accurate compliance records.

Property Sourcing:

Identify and secure new properties within pre-agreed cost and location frameworks.

Negotiate terms and liaise with landlords to secure favourable contracts for TIFA Life.

Oversee onboarding of new properties to ensure they meet compliance before use.

Support Letting Agency Setup (Future):

Assist in establishing and running our in-house letting agency.

Help onboard landlords, manage property compliance, and support tenant placements.

Provide ongoing property management for landlords.

What We Offer

Salary: 28,000 - 35,000 (pro-rata initially)

Commission: commission for each new landlord onboarded, plus performance bonuses.

Training: Full in-house training provided

Career Progression: Clear pathway to full-time and potential promotion to Lettings Manager or Head of Property Compliance & Lettings.

What We're Looking For

Highly organised and detail-oriented.

Excellent communication, sales and negotiation skills.

Comfortable liaising with landlords, contractors, and local authorities.

Willing to learn and grow with the business.

Full UK driving licence (required).

Property compliance or sourcing experience (advantageous but not essential).
