Job Summary
We are seeking a highly organised and detail-oriented
Property Manager
to oversee the daily operations of their allocated managed portfolio. The successful candidate will take full ownership of tenant relations, maintenance coordination, financial management, and ensure complete compliance with housing legislation, while
reporting to the Operations Manager and providing portfolio statistics and reviews
.
Key Responsibilities1. Pre-Tenancy Duties
Advising landlords on rental values, market conditions, and compliance.
2. Tenancy Management
Collecting rent and issuing landlord rent statements.
Coordinating repairs and maintenance, liaising with contractors.
Conducting property inspections and reporting findings.
Ensuring tenants meet tenancy obligations.
Acting as the main point of contact for tenants and landlords.
3. Legal & Compliance
Serving statutory notices (e.g., Section 21 or Section 8).
Advising landlords on rights and obligations under housing legislation.
Maintaining up-to-date safety certificates and compliance documents.
Managing tenancy deposit disputes via the protection scheme.
4. End of Tenancy
Coordinating check-out inspections and inventories.
Managing deposit returns or deductions.
Handling renewals, extensions, and tenancy transitions.
Skills & Experience Required
Strong phone etiquette and excellent communication skills.
Proficiency in property management software.
Strong administrative skills with excellent organisation and time management.
Ability to manage multiple tasks and priorities effectively.
Experience with office operations, filing, data entry, and record keeping.
Experience in managing multiple property portfolios.
