Overview of Role:



This is an in-house Property Manager's role, based at Martin & Co, 64 Parchment Street, Winchester, SO23 8AT. As one of a team of fourteen at Winchester's leading letting agent, you will be responsible for the management of your own portfolio of properties and tenancies in Winchester and mid-Hampshire.

Working as part of the Property Management department of four, you will manage all aspects of property compliance and maintenance to ensure good quality, safety and compliance in your properties and the satisfaction of landlord owners and tenant occupiers.

We take pride in operating high quality rental homes with our dedicated in-house team looking after properties and regularly inspecting them.

Duties:



Supports the management of the property portfolio in order to maximize office income including the retention of properties and clients. Arranges and co-ordinates the management of all property maintenance issues. Liaises with landlords and negotiates with contractors for works to be carried out on properties Reports back to landlords with evidence, e.g. pictures of before and after status of works to give confidence of necessity and quality of works undertaken Arranges inventories, gas safety certificates, EPC's and all other legal documentation to ensure that all managed properties comply with current legislation. Manages the property diary system to ensure that all reminders, gas safety inspections, regular property inspections and tenancy renewals are completed on time. Liaises with independent inventory company and front office staff to ensure a smooth check in/out process. Arranges and carry out property inspections including reporting findings to the landlord and arranging remedial works and/or follow up visits if required. Executes tenancy renewals and secure renewal fees from landlords and tenants. Notifies utility companies of new tenancy details or change of occupants including all meter readings. Maintains regular communication with tenants and landlords to deal with maintenance issues. Liaises with contractors and tradesmen to ensure prompt execution of maintenance and repairs Assists with the management of front office dealing with face to face, telephone & e-mail enquiries Operate an effective diary system to ensure all landlord and tenant enquires are booked in and an appropriate time set aside. Handle incoming calls from tenants and landlords, relating to property maintenance issues
