What Your Exciting Days Will Look Like:



As a key member of the team, you will strategically manage our property portfolio, focusing on

maximising income

and

driving client retention

. Your varied responsibilities will include:

1. Proactive Portfolio & Maintenance Management



Maintenance Mastery:

Proactively manage and monitor all property maintenance issues from initial reporting through to successful completion, liaising with landlords and negotiating with contractors for timely works.

Supplier Relations:

Approve invoices for payment and ensure all suppliers possess the required professional memberships and current insurances.

Process Improvement:

Contribute ideas to your Line Manager to continually enhance performance and operational efficiency.

2. Compliance & Legal Excellence



Legal Assurance:

Ensure the portfolio is fully compliant with all current legislation, including arranging and managing essential documentation such as Gas Safety Certificates, EPCs, Electrical Safety Reports, and other legal requirements.

Data Integrity:

Strictly comply with all regulations relating to General Data Protection (GDPR) and Anti-Money Laundering (AML).

3. Tenancy Lifecycle Management



Move-In/Out Coordination:

Smoothly manage the entire check-in and check-out process, including liaising with inventory providers and managing deposit dispute negotiations.

Inspection and Reporting:

Conduct regular property inspections, report findings comprehensively to the landlord, and coordinate any necessary remedial works or follow-up visits.

Post-Tenancy Care:

Handle all landlord correspondence post-tenancy start and accurately notify utility companies of tenant changes, including forwarding all meter readings.

4. We Are Looking For:



Exceptional organisational skills and an efficient, proactive work ethic. A strong communicator with excellent negotiation skills, capable of maintaining high standards of

professionalism

at all times. A keen eye for detail and a commitment to ensuring

. A proven background and

solid understanding

of property management principles and practices is desirable, but not essential.
