The Operations Manager will oversee the end-to-end management of the company's property and
accommodation portfolio, including hotel units, serviced apartments, and social-housing projects
delivered in partnership with local authorities and SERCO. The role ensures operational efficiency,
legal / regulatory compliance, and high standards across all managed assets.
Key Responsibilities
Lead day-to-day operations across multiple accommodation sites, ensuring smooth
service delivery and full regulatory compliance (HMO, fire safety, EPC, gas safety, health
& safety).
Manage property refurbishment and maintenance projects from planning to completion,
coordinating contractors, suppliers and site teams.
Supervise and support on-site staff in housekeeping, maintenance, and tenant relations
to maintain quality and efficiency.
Oversee licensing applications, inspections and statutory record-keeping for all
properties within the portfolio.
Develop and monitor operational budgets, cost controls and procurement processes.
Manage listings and occupancy schedules for short-term lets (Airbnb / serviced
apartments) and long-term tenancies.
Liaise with local authorities, contractors, and stakeholders to resolve issues and ensure
regulatory standards are maintained.
Implement process improvements and performance KPIs to enhance portfolio efficiency
and guest experience.
Contribute to strategic planning for new acquisitions and future expansion projects.
Skills & Experience Required
Degree or equivalent RQF Level 6 qualification (preferably in Property Management,
Facilities Management, Hospitality Management or Business Administration).
Proven experience in property / hotel / accommodation operations management.
Strong knowledge of UK housing regulations, fire safety, HMO licensing and maintenance
compliance.
Ability to lead multi-site teams and manage external contractors effectively.
Excellent communication and stakeholder-management skills.
Strong analytical and problem-solving abilities with attention to detail.
Competence in property software and Microsoft Office suite
