Job Description

To assist the Business Development service in delivering service area objectives to acquire and retain good quality, accommodation from the private rented sector.

To promote Bumblebee brand , and work with landlords and tenants ,vendors and applicants in developing a private sector lettings and Sales agency.

Main duties and responsibilities



Deal directly with applicants and private landlords and vendors Work effectively with all landlords including private as well as social landlords to procure and let homes as efficiently as possible. Procure and Sell properties
Ensure that supply is maximised in accordance with the Barnet Groups KPI targets and utilised effectively.

Prioritise gaining instructions and viewings with an enthusiastic sale persona. Assist in the production of marketing and promotional material. Ensure that properties available to the Barnet Group are let or Sold efficiently and in accordance with the Barnet Group's Policy Ensure that all finance duties are carried out effectively and in a timely manner. Ensure that Barnet Homes' income streams are maximised and expenditure minimised. Deal with all email and telephone enquiries within 24 hours answer all calls be self-servicing with respect to general office administration, filing, clerical work and other related duties and other general correspondence Provide temporary cover, appropriate to the post for the business. If. Undertake ongoing professional development and actively participate in training. sessions. Keep up to date with legislation, case law, best practice and council policies and procedures and initiatives. Download photographs, altering if necessary and adding to website and marketing material. Carry out market appraisals on properties offered to the service for letting and Sales Completing due diligence and ensuring regulatory compliance are met and carry out full Inspection on properties, carry out HHSRS inspections, draft schedules of works, schedules of condition and assess properties against required building and management standards. To provide prospective tenants with comprehensive details of suitable and available private rented properties for letting and conducting an innovative "matching" service. between prospective tenant and available properties, depending on tenant needs Update all CRM (Customer Relationship Management) systems daily Maintain databases, ensuring property, client, applicant, tenant and tenancy details are always up to date and accurate. Make cold calls and record their outcomes. To ensure all available and suitable private rented properties are inspected, advertised and let as quickly as possible, in line with agreed procedures. To undertake accompanied viewings with prospective tenants and provide tenants and landlords with expert advice and guidance on all aspects of lettingsand Sales were appropriate To work flexibly in undertaking the duties and responsibilities of this job, and participate as required in multi-disciplinary cross-department and cross organisational groups and task teams. Engage with senior stakeholders to interact, liaise and negotiate effectively with a wide range of needs, including vulnerable people, technical staff and local partners. Participate in appraisals, one to ones, objective settings, personal development plans and working group meetings and take a full and active role in service development, including service reviews Create and be responsible for ongoing direct marketing campaigns for new and existing properties. Achieve individual and team performance targets including meeting high standards of record keeping. Drive continuous improvements to service delivery through performance management measures. Use initiative to source and procure properties. Deputise for the Property & Procurement Manager if required. Attend during work and out of work hours to promote partnerships with agents, landlords and by participating in relevant networking events, including landlords' forums and other similar meetings/events. Coordinate collection of gas safety certificates, electrical certificates and EPC's. Assists the team in delivering the service's marketing strategy. Occasionally attend viewings outside of normal working hours including Saturdays To undertake any other duties that may be required. These may be varied from timeto time to meet the needs of the service.
