Property Repairs Manager



1.

Purpose of the job



The Property Repairs Manager will have the overall responsibility to ensure our properties are in a good state of repair and meet with property compliance and legislation, through effective delivery of the repairs, maintenance and cleaning services for TLA and external contracts.

Reporting and working relationships



The property repairs manager will work across the whole organisation and report directly to the Senior Property and H&S Manager. A good working relationship will be maintained with all internal colleagues and external contractors.

Salary



34,000 gross per annum

Hours



37 hours over 5 days, Monday to Friday. TLA has an Agile working policy which can be discussed with the successful candidate.

Location



The role will be based in our central office at Photon House, Armley, LS12 1EL, however due to the nature of the job there will be regular external visits across our range of services and properties.

Key responsibilities



The successful candidate will be required to:

Manage the ongoing repairs and cleaning service to our property portfolio and ensure all properties are in good repair and compliant with legislation. To undertake regular property inspections and execute repairs as necessary. Communicate directly with landlords, contractors, scheme managers and client support workers to complete repairs in a cost effective and timely way. To line manage our Cleaning Team and Maintenance Operative and be accountable for their professional and team practice. Ensure health and safety policies and procedures are complied with by the cleaning team, in-house maintenance team and external contractors. To provide regular and planned supervision for the team members. To be responsible for the monitoring of team records, with specific regard to holidays, sickness, training and unauthorised absence. To assess and meet the training needs of team including the development of the organisational learning and development schedules. Undertake training as required by TLA. Keep up to date with the legal and technological changes relevant to the role. To attend regular supervision meetings with the Senior Property Manager. To oversee and assist in the recruitment of team members. To monitor individual performance against agreed targets. Provide administrative support to the Senior Property Manager, including generating reports and updating systems. Manage and update list of approved contractors as necessary. Act as a point of contact for contractors and ensure clear communication of work requirements.

Compliance and Health & Safety



Work with the Safety and compliance coordinator to monitor and report compliance information, including gas safety, electrical inspections, and fire safety checks. Assist in maintaining up-to-date records for all statutory compliance requirements.

Experience and expectations



Excellent communication and organisational skills. Experience in Property management and repairs maintenance. Experience in leading a team and co-ordinating external contractors to deliver outstanding results. Hold a full driving licence and use of own vehicle. Demonstrate a good standard of education. Proficient in Microsoft programmes Be able to work on multiple projects and meet strict deadlines Understanding of relevant housing regulations and legislation. Good knowledge of maintenance work.

Desirable



Experience working within supported and social housing.
