Location: Newport / Bristol (with site visits as required)
Reports to: Group Operations Manager
Salary: 35,000 - 40,000 (depending on experience and proven track record)
About the Role
We're looking for an organised, detail-driven, and commercially focussed Purchasing Operative to lead procurement across our growing group of construction and property businesses -- including Little Kingdom, Cafe Utopia, and Nap Hotel and Appartements.
This is a dynamic, hands-on position where precision, commercial awareness, and creativity all come together. You'll manage everything from sourcing and negotiating materials for construction projects to supporting interior design elements for leisure and hospitality developments. You'll thrive in an environment where every decision impacts project delivery, cost efficiency, and long-term success.
If you love bringing structure to fast-paced projects, enjoy negotiating great deals, and take pride in getting the details right, this role offers the perfect balance of challenge and reward.
Key Responsibilities
Take ownership of all procurement activity across construction, fit-out, and property projects -- from building materials and plant hire to subcontractor services.
Manage purchasing requirements for ongoing building projects as well as purchasing support for Little Kingdom, Cafe Utopia, Nap, and other group businesses to ensure consistency and value across all sites.
Build and maintain strong supplier relationships, ensuring competitive pricing, quality, and reliability.
Apply strong commercial judgement to negotiate contracts, secure best value, and manage supplier performance.
Coordinate material orders with precision to align with project schedules and avoid delays.
Maintain accurate purchasing records, supplier databases, and cost-tracking systems to support financial reporting and forecasting.
Implement efficient procurement processes that improve consistency, transparency, and cost control across all group operations.
Work closely with project managers, interior designers, and finance teams to monitor budgets, review spending, and identify savings opportunities.
Proactively resolve supply or delivery challenges, communicating clearly with internal teams and external partners.
Monitor market trends, product innovations, and pricing to ensure the business remains competitive and well-informed.
Qualifications, Experience & Attributes
You will bring:
Minimum 3 years' experience in a construction buying or procurement role.
A solid understanding of construction materials, fit-out projects, and supply chains.
Strong commercial acumen with a confident, strategic approach to negotiation.
A highly organised and methodical mindset with exceptional attention to detail.
Ability to handle multiple priorities while maintaining accuracy and structure.
Excellent communication and relationship-building skills.
A proactive, solution-focused approach with a passion for efficiency and improvement.
Experience with purchasing systems (Xero knowledge is beneficial but not essential).
Desirable Skills (Advantageous):
Interior design experience or a strong interest in design and fit-out aesthetics.
Quantity surveying experience or background in cost estimation and value engineering.
Why Join Us
You'll be joining a forward-thinking, entrepreneurial group where organisation, initiative, and commercial insight are valued as much as ambition. This is your opportunity to shape how procurement operates -- developing supplier networks, refining systems, and driving commercial performance across construction, property, and leisure sectors.
The group is growing fast, and we require someone who takes pride in efficiency, creativity, and delivering value -- ready to make an impact from day one.
