Job Summary
We are looking for a Quantity Surveyor / Estimator to join our commercial team, working directly under the Head of Commercial.
This is a hands-on role in a growing construction business where you will be involved in estimating, live project commercial control, and contract administration from tender through to final account.
Unlike larger contractors, this role offers real exposure and responsibility. You won't be boxed into a narrow function or buried in layers of management. You'll work closely with site teams, spot change early, and play an active part in protecting project margins.
The role supports projects nationwide and will involve travel to sites as required. Hybrid working is supported.
Key Duties and Responsibilities
Prepare estimates, take-offs, and cost plans for tenders and live projects
Support tender submissions, pricing reviews, and supplier and subcontractor enquiries
Assist with the preparation and ongoing update of project CVRs
Track project costs and forecast cost to complete
Support project-level P&Ls and margin reporting
Identify, assess, and support the submission of compensation events and variations
Assist with contract administration, including NEC contracts where applicable
Support valuations, applications for payment, and final accounts
Work closely with site teams to understand progress, identify change, and manage commercial risk
Maintain accurate commercial records and documentation
Use commercial and project systems to track cost, change, and performance
Support continuous improvement in estimating and commercial processes
Requirements
Experience in a QS, Assistant QS, or Estimator role within construction, civils, or a project-based environment
Understanding of project costs, margins, and cost control
Experience preparing estimates or supporting tender submissions
Experience working with CVRs and project cost reporting
Experience identifying and managing variations or compensation events
Working knowledge of construction contracts; NEC experience would be beneficial
Strong attention to detail with a commercially minded approach
Confident using Excel and commercial systems
Comfortable working across multiple projects in a fast-paced environment
Degree-qualified or working towards professional accreditation (RICS or similar) is desirable but not essential.
Desirable Experience
Experience working under NEC contracts
Experience using Procore for project or commercial management
Experience using Candy (or similar estimating or commercial software)
Experience in an SME or contractor environment
Exposure to both estimating and live project commercial control
Why Join
Work in a smaller, growing business with minimal layers and no corporate politics
Direct access to senior decision-making and support from an experienced Head of Commercial
Hands-on exposure across estimating, delivery, and contract administration
Opportunity to develop quickly by taking real responsibility rather than supporting from the sidelines
A practical, commercial environment focused on doing things properly
Salary range 40,000 - 55,000 depending on experience
Company car or car allowance provided
Hybrid working supported, with nationwide project exposure
Job Type: Full-time
Pay: 40,000.00-55,000.00 per year
