To be responsible for the commercial and surveying responsibilities for residential developments, refurbishments and commercial projects. To deal with all aspects of pre and post contract surveying and cost management, including managing the client relationship and service delivery on a project basis.
Key Responsibilities:
The complete financial and contractual control of the projects assigned.
Forecasting, monitoring and reporting accurately on every project.
Advising and guiding on all contract and commercial issues.
Maintaining high quality financial control systems.
Monitoring all progress on site.
Managing subcontractor accounts accurately and effectively.
Be responsible for the compilation of all weekly, monthly and quarterly reports as required.
Be aware of new materials and methods of construction which the company may employ, as well as a sound knowledge of latest regulations, codes of practice and NHBC requirements.
Be responsible for all cost control procedures, including managing and controlling the budget and valuations by always updating the estimated final costs, and having the ability to show absolute cost and value reconciliation.
Be able to control all commercial tasks and responsibilities on site.
Contribute to the conceptual designs/options to ensure the design is kept within the budgeted values.
Analyse and report on costs and cash flow using the support systems available.
Prepare tenders and procure sub-contractors, goods and materials.
Compile subcontractor recommendations for approval.
Process Subcontract orders, payments and variations, in line with policy and procedure.
Evaluate and agree variations and instructions, always aware of budgetary constraints, and ensuring that approval is obtained prior to agreement of variations in excess of the respective allowances.
Liaise with site personnel and subcontractors in order to maximise productivity.
Attend all project and team meetings as required, and present the Commercial position to the meeting.
Implementation of the Company's weekly production bonus system for directly employed site labour.
Assist in producing site health & safety plans, risk assessments and method statements.
Key Selection Criteria:
Hold Degree (or equivalent) level in Quantity Surveying.
Strong problem solving and analytical skills combined with ability to deliver practical, effective and sustainable solutions in a continuously changing environment.
Strong organisational skills, ability to develop and manage effective processes.
Strong communication skills, the ability to build effective working relationships both internally and externally.
Able to work on own initiative, with the drive to take ownership of projects.
Highly numerate with excellent attention to detail, able to gather, interpret and present data to facilitate preparation of budgets and subsequent valuations.
Proven track record in similar role or at the level of Quantity Surveyor.
Experience and strong knowledge of health and safety obligations, building legislation and NHBC standards.
Experience in managing Clients, Sub-Contractors and Supply Chain.
Health and Safety - Relevant CSCS card and SMSTS certificate (We can provide the necessary training if not held).
Proficient IT skills along with a good working knowledge of Microsoft 365.
Full UK Driving Licence.
