Candelisa Ltd is seeking an experienced and detail-oriented Quantity Surveyor to join our growing in-house team. Working within a small, dynamic business environment, the successful candidate will manage all financial and contractual aspects of new build residential projects, ensuring cost efficiency, value for money, and transparency throughout the construction process.
This is a part-time position, ideal for a professional who thrives in a collaborative setting and can contribute strategic commercial insight to support business growth.
Key Responsibilities
Prepare tender and contract documentation, including bills of quantities and schedules of works.
. Undertake viability assessments and appraisals to assist in site aquisitions.
Evaluate subcontractor quotations and tenders, providing detailed analysis and recommendations.
Procure and place subcontractor orders in line with project budgets and programme requirements.
Manage and monitor project costs to ensure profitability and budget compliance.
Conduct regular cost control, forecasting, and value engineering exercises.
Assess and manage variations, claims, and contract amendments.
Support monthly project valuations, drawdown applications, and financial reporting.
Liaise with contractors, design teams, and project stakeholders to maintain clear cost communication.
Work closely with the project manager and internal management system (IMS) to align financial and operational objectives.
Contribute to risk management, ensuring financial risks are identified and mitigated.
Maintain accurate records and documentation to support transparency and audit requirements.
Assist in developing and improving commercial systems and processes suited to a growing small business.
Keep up to date with construction industry trends, materials pricing, and regulatory requirements.
Requirements
Proven experience as a Quantity Surveyor within the residential construction sector (new build housing experience essential).
Relevant qualifications in Quantity Surveying (degree, HNC/HND, or equivalent).
Strong analytical, numerical, and financial management skills.
Excellent communication and negotiation abilities.
Knowledge of construction contracts (e.g. JCT, Design & Build) and relevant legal frameworks.
High attention to detail with a proactive, solution-focused approach.
Competence in using QS software and Microsoft Excel for cost management.
Ability to work independently and manage workload effectively in a small business setting.
Desirable
Membership or working toward membership of a relevant professional body (e.g. RICS).
Experience with sustainability or value-engineered solutions in residential construction.
Familiarity with digital project management or IMS tools.
Previous experience working within a design-and-build or developer-led environment.
