Job Description

Omniscient Construction Ltd is a growing residential refurbishment company delivering high-end renovations across London. We are seeking a proactive and experienced Quantity Surveyor to join our team and support the pricing, financial control, and project delivery of our residential works.unity as a Quantity Surveyor.

Responsibilities:



Prepare accurate cost estimates and quotations for residential refurbishments Create and manage valuation sheets and applications for payment Assess and price variations to schedules of works Prepare tender and contract documents, including bills of quantities Manage project budgets and monitor costs throughout the project lifecycle Liaise with clients, architects, and site managers to ensure clarity on project costs and progress Handle the financial close-out of projects Conduct site visits and measure works completed for valuations Ensure all health and safety documentation is in place and up to date (RAMS, CDM compliance, etc.) Identify and mitigate potential commercial risks Assist in procurement and subcontractor selection Review and manage subcontractor accounts Support contract negotiations and dispute resolution where necessary Produce and update cost reports and project cash flows Provide advice on contractual claims and cost recovery Maintain project files and cost databases

Requirements:



Minimum 3 years of experience as a QS in residential refurbishment (London experience preferred) Strong knowledge of construction contracts and regulations Excellent cost management and negotiation skills Able to work independently and manage multiple projects Proficiency with Excel and estimating software (e.g. Bluebeam, Buildsoft, or similar) Understanding of health and safety requirements on residential sites Strong communication and organisational skills Driving licence preferred but not essential

Pre-Contract:

Feasibility cost planning and budgeting Preparing cost plans and comparative cost analysis Advising on procurement strategies

During Construction:

Attending project meetings to provide commercial input Monitoring contractor and subcontractor performance Ensuring payment notices and pay-less notices are issued on time

Post-Contract:

Final account preparation and agreement Post-project cost analysis for company records Lessons-learned reviews to improve pricing accuracy

Admin & Compliance:

Maintaining up-to-date subcontractor files and insurance records Ensuring compliance with statutory regulations Supporting preparation of documents for insurance claims or project audits

Client Liaison:

Explaining quotes and valuations in a clear, client-friendly way Supporting pre-sale or project scoping meetings Assisting in tender presentations if needed
Job Type: Full-time

Pay: 47,042.00-55,000.00 per year
