Creative Acquisitions & Financing Specialist
, you will focus on identifying and securing distressed property deals in various challenging situations. Your expertise in creative financing methods will allow you to structure deals that maximize returns--whether through a quick flip or a cash-flow positive rental portfolio. You'll work closely with sellers facing difficult circumstances, guiding them through alternative, win-win solutions while positioning our company for high-margin acquisitions.
Key Responsibilities
Lead Generation & Deal Sourcing
Identify potential distressed properties in scenarios such as pre-foreclosure, probate, divorce, or problematic landlord situations.
Leverage local market data, networking, and targeted outreach to build a robust pipeline of leads.
Develop relationships with attorneys, real estate agents, and local community contacts to gain early access to off-market opportunities.
Creative Financing & Deal Structuring
Analyze property financials, condition, and market trends to determine the best acquisition strategy.
Structure innovative financing solutions using cash subject-to agreements, seller financing, and novation methods.
Prepare detailed proposals that outline the benefits for sellers--including a streamlined exit from challenging situations--and articulate clear value propositions.
Negotiation & Relationship Management
Engage with distressed sellers empathetically, understanding their unique challenges and offering customized solutions.
Negotiate terms that protect our interests while addressing the seller's needs, ensuring compliance with local laws and industry best practices.
Build trust with sellers by transparently explaining the benefits of creative financing and outlining a clear process from offer to closing.
Due Diligence & Transaction Coordination
Coordinate with legal, title, and appraisal teams to conduct thorough due diligence on potential deals.
Oversee all aspects of the transaction process--from initial contract negotiations to closing--ensuring all documentation is accurate and complete.
Monitor deal progress, track key milestones, and provide regular status updates to the management team.
Portfolio Strategy & Market Analysis
Continuously assess market conditions to identify emerging trends and refine acquisition strategies.

Required Qualifications
Proven Track Record:
Demonstrated success in acquiring distressed properties using creative financing techniques (cash subject-to, seller financing, novation) with a focus on both flips and rentals.
Market Expertise:
Deep understanding of local real estate markets and the specific challenges faced in pre-foreclosure, probate, divorce, and landlord scenarios.
Negotiation & Communication:
Exceptional negotiation skills with the ability to build rapport quickly, handle objections, and guide sellers toward mutually beneficial solutions. Excellent verbal and written communication abilities are essential.Strong financial analysis skills with the ability to assess property values, repair costs, and potential returns. Proficient in using relevant real estate analysis tools and software.Familiarity with real estate contracts, title issues, and local regulatory requirements related to distressed property acquisitions and creative financing.A self-starter with a high degree of initiative and the ability to work independently.
