This is an exciting opportunity to join our highly successful UK&I Property team and play a pivotal role in shaping Costa Coffee's store growth strategy. You'll lead regional new store and relocation plans across Costa Coffee, identifying and acquiring high-impact locations that drive sales and profitability. Working closely with key partners, you'll ensure every store meets our strategic property and brand standards while contributing to high-profile acquisition projects.

What you'll do
Being a
Regional Acquisitions Manager - Property
is about so much more than bringing our coffee to the world. It's your chance to stir up real success - which means you'll be:
Shape and deliver the regional New Store Opening (NSO) strategy, identifying priority locations and segments through robust market, competitor, and performance analysis to build a high-quality pipeline of successful stores.
Own the end-to-end NSO acquisition process, from board and capex approval through deal negotiation, legal completion, planning consents, and on-site delivery, ensuring 10-15 high-performing openings per year.
Drive commercial performance through best-in-class financial modelling and KPIs, partnering with Finance and Insight teams to ensure new stores meet sales, profitability, and long-term estate objectives.
Lead key stakeholder and landlord relationships, positioning Costa as the number-one choice for coffee while managing franchise approvals and supporting partnership growth in line with brand and estate strategy.
Collaborate closely with Development, Design, Operations, and external partners to deliver stores efficiently, on brand, on budget, and with concepts that strengthen regional market share.
Who you are
It's your unique ingredients we're interested in:
Market expertise: Deep understanding of UK retail and property markets, including drive-thru, out-of-town, and in-town sectors, with proven multi-site store acquisition or rollout experience. MRICS qualified with 3+ years PQE.
Negotiation & relationship skills: Strong track record of managing landlords, partners, and internal stakeholders, building trust and influencing outcomes effectively.
Commercial insight & curiosity: Ability to analyse market and competitor activity, using data and insight to inform strategic site selection and drive profitable growth.
Drive & ownership: Tenacious, self-starting professional who thrives on delivering results and managing the end-to-end NSO process in a fast-paced environment.
Desirable experience: Exposure to franchise or concession agreements, operational knowledge of store performance, and an established network of property/retail contacts.
