Job introduction

Fixed term for 12 months

This role is available as a secondment to internal applicants in line with our secondment policy and as fixed term to external applicants.

To be responsible for the letting of empty council properties, tracking and monitoring the void process to ensure that properties are let efficiently to minimise rent loss and within set target times.

Checking lettable standard and reporting any defects to the repairs empty property team. To be responsible for requesting that the properties are removed from being advertised if substantial repairs are required.

To work closely and effectively with internal and external service providers/agencies to ensure that a multi-agency collaborative approach is taken to identify and deliver innovative, customer focused solutions for individuals, and managing the end-to-end empty property processes.

Working with vulnerable applicants and tenants to improve health and wellbeing and reduce social and financial exclusion; dealing with safeguarding issues; providing advice and sign posting to internal and external support services. You will need to be able to work on your own initiative but also as part of a team to deliver a high performing, effective, customer orientated, value for money service.

About the role

The post holder will need to provide professional advice and information to housing applicants about offers of accommodation and the Council\'s Allocation\'s policy and Lettings procedures, including carrying out a duty officer role.

To ensure that tenancy processes and procedures are carried out in accordance within legal requirements, statutory timescales, corporate policy and service specific operational targets and requirements, ensuring the best use of our stock and maximising our income.

Responsible for accompanied viewings of empty properties with one or more applicants and to ensure that Health & Safety obligations are fulfilled.

To be responsible for the sign up process for all new Introductory and Secure tenancies in line with legal obligations, including \'Deed of Assignment\' for mutual exchanges.

Responsible for ensuring that all tenants fully understand the legal responsibilities and terms and conditions of their Tenancy Agreement.

To be responsible for all end of tenancy advice for all housing applicants and tenants.

Carrying out pre-termination visits, and advising tenants, relatives, representatives of their legal obligations relating to the condition of the property when the tenancy ends to avoid recharges, rent liability and key return.

Whilst working in a pressurised environment and responding to fluctuation in demand you are required to provide an excellent standard of customer service.

To use the IT systems on a day by day basis.

Ensuring the lettings process is fully accessible and arranging appropriate support to individuals is in place.

Your starting salary will be pro rata if the above position is less than 37 hours or term-time only.
