Job Overview


We are seeking a dedicated and proactive Residential Property Manager to oversee the daily operations of our residential properties. The ideal candidate will have strong organisational skills, excellent phone etiquette, and a knack for upselling services to enhance tenant satisfaction. This role requires a blend of administrative capabilities and hands-on management to ensure the properties are well-maintained and residents are happy.

Responsibilities



Manage all aspects of residential properties, including Tenant & Landlord relations and maintenance requests. Conduct bi-annual inspections of properties to ensure compliance with safety and quality standards. Handle tenant enquiries and complaints promptly and professionally, maintaining high levels of customer service. Perform data entry tasks related to tenant records, maintenance logs, and financial transactions using property management software such as Acquaint. Coordinate with maintenance staff and contractors to address repairs and upkeep of the properties. Follow up on works, and update landlords as required. Prepare reports on property performance and tenant feedback for management review. Ensure compliance with housing regulations and company policies. Tenancy Onboarding - Coordinate with tenants and landlords to ensure smooth onboarding. Liaise with contractors and estate management companies to ensure safety certificates (e.g. gas, boiler services) are in place before new tenancies. Repairs & Maintenance Receive and log maintenance requests from tenants (via phone, email, or Acquaint system). Obtain cost approvals from Lanldord clients and track & update completion progress on our CRM Acquaint. Ensure all compliance documentation (e.g., gas certificates, EICRs) is recorded and up to date. Store documents correctly in Dropbox and Acquaint for full transparency. Serve as a key contact for tenants and landlords. Keep landlords updated on repairs, costs, and tenancy issues. Make occasional property visits if needed (e.g. key drop, contractor access). Maintain clear, consistent records across Acquaint and Dropbox. Look for ways to improve task management and workflow processes. No Weekend Work | No Inspection Reports - This role does not require weekend availability or the preparation of inventory/inspection reports -- allowing you to focus on communication, compliance, and coordination during normal business hours.

Requirements



Strong office skills with proficiency in data entry and use of property management software (experience with Yardi is advantageous). Excellent phone etiquette and communication skills for effective interaction with tenants and vendors. Ability to multitask, prioritise responsibilities, and work independently in a fast-paced environment. A keen eye for detail with strong organisational skills to manage multiple properties effectively. Previous experience in upselling, property management or customer service is a plus. A full clean UK driver's licence & access to car would be a bonus 2+ years' experience in residential property management or coordination. Proven experience in property management or a similar administrative role is preferred. Comfortable with online systems such as Acquaint, Dropbox, Goodlord and Inventory Base (or quick to learn). Not essential but a bonus. Strong organisational skills with attention to detail. Confident communicator with a proactive mindset. Familiarity with UK property compliance regulations .
