Job Overview


We are seeking a skilled Surveyor to join our team, responsible for operational surveying of all domestic homes to diagnose and arrange repairs and undertake stock condition surveys and arrange associated remedial actions.

Responsible for ensuring Housing Health and Safety Rating System (HHSRS) compliance with Awaab's Law, including diagnosing tactical and root cause solutions to damp and mould cases within statutory timeframes.

You will be the lead surveyor for legal disrepair claims, executing schedules of work, overseeing projects to conclusion and ensuring legal advisors are updated on progress and outcomes.

You will be directing and co-ordinating direct labour operatives and external contractors to deliver projects to conclusion, ensuring regular and effective communications with residents.

Key responsibilities:

Undertake building surveys, diagnose faults and be responsible for implementing all work types and streams through a blend of in-house and external contractors. Accountable for project managing damp and mould and other health and safety-related issues end-to-end including implementation of proactive measures and analysis of property cases and archetypes. Prepare specifications for works based on sound technical knowledge, statutory requirements and residents' aspirations. Ensure first class communications with residents throughout the repairs process, ensuring residents are provided with an up-to-date schedule of works and timeline for completion of outstanding works. Undertake robust stock condition surveys and Housing Health & Safety Rating Systems assessments escalating issues in line with regulation, statute and internal policies and procedures. Ensure accurate, timely and complete data is maintained and systems updated for property and resident contacts to provide a seamless service experience. Survey and project manage legal disrepair cases as required to support disrepair case management. Liaise with and support the compliance team to ensure data and compliance information is triangulated and kept current, as part of all project works. Undertake and assure scope of works and price assessments against contract values and schedule of rates to ensure contract compliance and drive value for money. Ensure procurement processes, orders, order variations and invoice payments are managed and dealt with in accordance with FGCH financial regulations, standing orders and processes. Collaborate and work across internal and external teams to deliver lasting, joined up solutions to improve homes and neighbourhoods. Be responsible for managing works within the responsive maintenance budget and support the annual budget setting/review process. Be accountable for quality control of all responsive works. Comply with advise on improvements to comply with Health and Safety legislation promoting a positive health and safety culture. Provide performance information for corporate management reports. Attend management meetings and resident meetings when required. Deputise for the Responsive Repairs and Voids Manager on all matters related to responsive maintenance. Undertake any other duties commensurate with the role including occasional out of hours visits, e.g. resolve access issues.

It is essential you have:

HNC in Building Construction or equivalent. A good working knowledge of HHSRS requirements. Data-led, good analytical skills, able to use Excel effectively to analyse, organise data and information and convert this into clear management information with appropriate recommendations. Effective IT skills, understands the importance of capturing data on systems. A good knowledge of disrepair protocol understanding of Scott Schedules Display resident empathy and communicate clearly and effectively with internal and external stakeholders to drive service satisfaction levels. Excellent communication skills Ability to specify works, procure contracts. Significant experience in delivering maintenance projects to time, cost and quality standards Self-managed, excellent organisation and time management. Ability to work well under pressure. Connect with other stakeholders to provide joined up, resident-focussed solutions. Ability to physically survey properties including roof spaces. Possession of a full UK driving licence.

It is desirable you have:

Part-qualification of the Royal Institution of Chartered Surveyors or willing to undertake course (for which funding may be offered). Certificate in damp and mould management Certificate in disrepair management HHSRS certificate Experience of working for a Registered Housing provider
