What you'll be doing?





The Sales & Marketing team look after our customers and help them through one of the most important parts of their lives; finding and buying a new home. We pride ourselves on putting customers first, and sales and marketing are a key part in making that vision a reality. Our Sales & Marketing teams, both locally and nationally, work together to make sure we're showing people the perfect home for them. There's a wide variety of roles that include building and maintaining websites, running marketing campaigns, answering customers' questions, being on hand to guide and support them through the purchase and personalisation of their brand new home; and of course making sure they're happy after they've bought. Some of the team work on-site in sales and marketing showrooms, and others support from the office but at its core the team are here to make sure customers are getting what they need from us and finding the perfect home.



Reporting to the Sales Director, Senior Sales Manager or Sales Manager, you will contribute to the overall success of the Sales Department by ensuring sales are progressed to exchange and legal completion in line with the Division's budget and forecast. Complete all necessary administration in line with policy and procedures (e.g. NHQC etc).



You will be expected to:


Process reservations and support sales teams in achieving exchanges and completions in line with completion forecast Proactively communicate to Sales Director/ Managers details of problem plots or where assistance is required to achieve completions target on a daily/weekly basis. Effectively manage overdue contracts and exchanges to minimise risk. Proactively communicate any potential risks to Sales management teams to overcome potential cancellations. Highlight any trends associated with cancellation rates. Attend all necessary meetings in line with policy and procedures (e.g. Sales/Build). Compile all necessary reports in line with the business requirements and policy and procedures (e.g. down-valuations) Build effective relationships with third parties including solicitors, NHMAs, managing agents, housing associations etc to deliver against completion forecast. A guardian of the customer, communicating frequently with clarity and managing customer expectations effectively in line with policy. Check accuracy of all reservation documentation, ensuring all information is compliant with policy and procedures (NHQC, AML etc). Adopt and compliance of all sales related IT systems to drive performance, compliance and provide insight to improve the customer journey. Ensure all administrative duties are carried out in line with policy and procedure to achieve compliance. Ensure all legal documentation (e.g. contracts, leases etc) are signed and executed without delay, and in line with the Delegation of Authority. Liaise with all key stakeholders across the business (e.g. Technical, Construction, Finance etc) to ensure all legal enquiries are responded immediately and accurately. Assist with legal site set-up of new developments, co-ordinating between Technical, solicitors and sales to ensure accurate information is available and full compliance with NHQC. Coordinate all legacy and re-sale enquiries raised by solicitors, including S121 rent charges, consents, deeds of variation etc.

What you'll need?




To be successful in the role, we are looking for:


Intermediate level of proficiency on any Sales related IT systems, Legal and/or Estate Agency background but not essential. Professional and pleasant manner in dealing with internal and external customers. Able to work autonomously or part of a team. Strong attention to detail Is able to adapt to change and proactive in managing their own workload. Tenacious in their pursuit to overcome challenges. Ability to build trusted working relationships Is able to continually prioritise workload.
